I just cant see being able to make your mortgage payment each month with a general store, soda pop, etc. It would be very hard.

Monthly payment $1498 (6% at 30 years)
Electricity
Heat
Insurance
Merchandise
Profit
Renovations (loan)

PS. Nice dream though.... ;-)
Exactly! DH hasn't been to law school or medical school, and has no plans to do so, lolol, we need something more reliable. We have plenty of time to work on it/think about it/make plans.

I too would love to see someone purchase it and love it. My dad grew up going there (1930s-1940s), as his great uncle was the owner and pharmacist Nelson Camick. He has really fond memories of getting ice cream at the counter.

It might be more practical to buy clser to the tourist season spend some very long days fixing up to get it ready in time, but the profit will be there sooner.

Does it having living quarters above? That might help.

It does have living quarters above - I think there are two more floors. The upper floors could be made into apartments for added income.

Do you think a coffee shop would survive in there?

There's already a new tea shop in Eastport so I don't know if a coffee shop would be overkill or not. I think a sandwich/ice cream/small groceries would work, especially if you could sit down to eat. I know they have some booths in the back and the bar stools in the front. There is a little general store across from the post office but there is nowhere to sit and eat.

If I had the available finances I would do the soda fountain, bakery, and coffee shop--it would be great to be open in the evenings. Another thing that would be fun in there as a compliment to the soda fountain would be an old-fashioned general store.

speaking of bakery where's Bewitched?

and Corgis did you get my DM about the possible contact for the Legion?

Molly, that would be an excellant use of the building. Something I always thought would be fun to do.
