Does anyone have any experience with neighbors encroaching your property, and how you dealt with it?

Situation 1. Neighbor is mowing some property near his driveway on your side of the line. Best solution is to have a chat and ask if he knows where the property line is.

Situation 2. He is dumping debris, brush, trash etc. on your property. Ask him to move it.

Situation 3. He has stolen trees from your land for firewood or to improve his view. Call the Maine Forest Service. They love this stuff.

property lines can be contrary, elusive, ill described or not. if you have a recent survey, then you know exactly where you stand. perhaps two owners ago on each side made a boundary line agreement a realtor might not know about. if you don't have a recent survey, before you launch in it would be wise to read and understand your own deed description and at the same time i would look up your neighbors deed and see what you can learn about what they may think the line is. once you're sure of all that by doing a little homework, launch in with confidence.

Many counties have a service where you can view deeds on line. To get a printed copy you must get it from the Registry.

Can we have some more details to this? HOW are they encroaching? what are they doing? Your question was very vague.

Very vague. Have you started by talking to them? Or trying? Are you talking fences? Driving on you land? Building a house or barn?

I was wondering if they were moving the knomes over each week? I would start putting things in that area. (Maybe a cozy sign in that area that reads: The ExpatMom's patch of Heaven Retreat."
Take a lawn ornament stick it there, with a chair and a potted plant and the cozy sign I mentioned and "Wa La".... Home sweet Yours!

depends where you are-how rural you are

keep it simple to begin with-talk to your neighbors-

Not that I'm recommending this, but when I moved here 20 years ago, and started target practicing off my deck with a .22 , I havent had one complaint from a neighbor,
well, there was one bonfire that I put too much old gas on, and made quite an explosion 10 yrs ago,(I've never seen an old christmas tree dance in flames, 50 ft in the air like that) my neighbors came out of thier houses to look- but even then, no one called the fire dept, or state police

who wants to mess with the neighbor with a.22 and urge to burn.

(Christmas gift ideas to keep his neighbors peace of mind... a cap gun and a wood burning kit.)
