Considering the wonderful year Macon-Bibb has had with all of the new developments and jobs being announced, I decided to compile a list of the major commercial and residential projects either under construction, approved or proposed. This listing will also include Mercer University related projects as well. First up is Downtown Macon. Currently, there are over 375 units in various stages of development in Downtown Macon.

DOWNTOWN MACON
Under Construction
Johnson Lofts: 14 units-555 Poplar St. Estimated completion is Summer 2016
Lofts@Silvers: 24 units-450 Third St. Estimated completion is Spring 2016.

60 units-781 Spring St. This 5-story development will include 60 one and two-bedroom apartments, a parking deck with 102 spaces and 9,760 square feet of first-floor commercial space. Construction should get underway soon with completion by Spring 2017.

Lofts at Capricorn will consist of 137 one -and two-bedroom apartments with 10 different floor plans, a club house with a cyber cafe, a fitness center and a gated parking lot with 200 spaces. Some units will have direct access to a private garage and top floor units will have balconies. In addition, the neighboring Capricorn Records building will be renovated by Mercer University and used by their music program to develop music talent in Middle Georgia. Construction could begin by Spring 2016 and the development should be complete by late 2017.

Exchange Block Project:

This mixed-use development would include at least one hotel with about 120 rooms, apartments with 120 to 140 units, retail shops, a restaurant and a multi-level parking garage with about 575 spaces. It would be built in the block bounded by Poplar, Second, Plum and First streets, except for a corner lot at Plum and First.

The Lofts at Mercer, located on Mercer University Drive across from Five Star Stadium and the main campus entrance, will feature loft-style apartments for 313 undergraduate students. This complex will also include 14,000 square feet of first-floor space for University offices and a 400-car parking deck, as well as amenities for residents such as fitness, cardio and yoga rooms, club room, media room, game room, study rooms and a rooftop terrace for special events. On the block adjacent to The Lofts at Mercer, a new 100-room Marriott-branded hotel and several restaurants are under construction. All of these projects will be completed by fall 2016. A new pedestrian bridge spanning Mercer University Drive will connect the new development to campus and form a gateway from Interstate 75 to downtown Macon along the new Second Street Connector.

New Mercer University Residence Hall:

The first new freshman residence hall to be built on the Macon campus in several decades will house 300 students on four floors and open in fall 2016. Located behind Mary Erin Porter Residence Hall, the new facility will feature landscaped courtyards facing the historic quad and the parking lot, include an apartment for the residence hall director, and have study rooms and laundry facilities.

Tindall Heights Public Housing redevelopment:
The Macon-Bibb Housing Authority is planning a $40 million redevelopment of the Tindall Heights Public Housing Project which sits adjacent to Mercer University. The redevelopment will tear down the existing 412 units and replace it with 270 units. The first phase will be a 76-unit senior housing development. The rest of the 194 units will be built in three phases. Also included is 8.5 acres of commercial development.

Construction is expected to get underway in Spring 2016 on a new Macon undergraduate sciences building to accommodate growing enrollment and research activity in chemistry, biology and neurosciences. The Patterson Building will be demolished to make room for the signature structure that will anchor a science quadrangle incorporating School of Medicine and School of Engineering facilities and Willet Science Center. The quadrangle will be named for Mercer alumnus and trustee A.V. Elliott, who provided a lead gift for the project. The four-story building will include 32 faculty-student research labs, 28 teaching labs, as well as classrooms and offices.

This 27 unit building will also feature 11,000 sq. ft. of retail space. The building should open in Spring 2017.

This mixed-use development is being developed by Sierra Development and Southern Pines Plantation. The project will include 12,220 square feet of retail space, 241 Multi-family units (96 one bedroom; 113 two bedroom; 32 three bedroom),garages for 50 parking spaces and 384 parking spaces. Construction will begin in Fall 2016 with completion by Spring 2018.

Bowman Road Apartments:
BMW Developers is planning to build a high-end multifamily apartment community that will feature 240 one, two and three-bedroom units. Amenities would include a clubhouse with an exercise facility, an outdoor pool, a pond and walking trails. About 30 garage units also would be available.

Riverside Centre:
This planned shopping center will include 415,500 square feet of commercial and restaurant space, plus a 55,000 square foot movie theater.

Indeed! 2016 and 2017 are going to be busy years when it comes to construction activity in Macon-Bibb.

Do anyone know when Riverside Centre, North Macon Promenade or New Bowling alley proposed over off Sheraton Dr. should start construction.

EAST MACON

This project will transform an area in the Fort Hawkins neighborhood into an artist village. About $2 million in bond money was used to buy 20 homes that will be renovated into artists' residences and to buy property that will be renovated into a park. The Macon Arts Alliance will also use about $1 million to renovate an auditorium built in 1920 by the Bibb Manufacturing Co. into an arts center. The overall plan could take about a decade to complete.

The A.L. Miller Village project in Macon. This development will renovate the historic school into 62 one, two and three bedroom units. In addition, nine single-family homes will be built on the westside of the property along Birch Street.

Newtown, as far as the proposed shopping centers and bowling alley are concerned I have not heard any concrete start dates. I still think they are in the very early stages of marketing the shopping centers. Also considering the state of the economy, it takes a lot longer now to land tenants for large commercial projects as opposed to before the recession.

Nice thread. I'd like to mention the massive Kuhmo tire plant on the southside, Mid city square downtown, 2 new construction sites on Broadway/MLK of all places and let's all not forget road construction such as Sardis Church Rd., Forest Hill Rd., Log Cabin Dr., 2nd Street and the super sizing of I-75 & I-16 coming next year. The dust is in the air and the new car smell is all over town.

Thanks for mentioning those projects. I completely forgot about them. Macon is boom town right now. Speaking of downtown construction, does anyone have an update on the Mid-City Square.
