A residential development with 27 homes is planned for Raley Road, off Eisenhower Parkway and Interstate 475, but the property has to be rezoned first.
The Macon-Bibb County Planning & Zoning Commission is expected to consider an application to rezone nearly 4 acres at 4773 Raley Road from an agricultural district to a single-family residential district to allow a detached residential cluster development.
The applicant also is requesting approval for a conditional-use permit to allow the development along with a revision to a previously approved site plan.
The 4-acre parcel would be added to an adjacent 11-acre site at 4719 Raley Road, which was rezoned to a residential district in 2015, according to the commission's staff report.
The gated cluster development would include 27 single-family homes that would be about 2,200-3,000 square feet in size. Amenities would include a 5,400-square-foot clubhouse, swimming pool, playground and a 1-acre nature trail, park and storm-water detention pond.
The staff report said the proposed rezoning is not inconsistent with the 2040 Future Land Use Plan and appears to be a logical extension of the residential zoning of adjacent land.
However, it would also be adjacent to light industrial-warehouse land uses that "may result in future conflict should the non-residential property owners wish to expand or intensity their land uses in the future," the report said.

Oklahoma City, Oklahoma-based Love's Travel Stops and Country Stores Inc. has filed a conditional-use application with the Macon-Bibb County Planning & Zoning Commission. If approved, it would allow construction of a travel center on about 17 acres at 5189, 5211 and 5251 Sardis Church Road, at the interchange off Interstate 75 in the I-75 Business Park.
Plans call for a primary building with nearly 14,000 square feet of space, which would include a retail convenience store and two fast-food restaurants, one of which would have a drive-thru window, according to a report filed by Chipola Engineering Group out of Florida.
A separate 7,590-square-foot tire service and truck maintenance building is proposed to service semitruck customers.
The center would include seven passenger car fueling stations and 10 fuel bay lanes for semitruck fueling. It also would have certified scales, about 120 semitruck parking spaces, about 70 passenger vehicle parking spaces and four spaces for recreational vehicles.
"The proposed spaces are based on comparison with other Love's Travel Stop locations with similar traffic and similar in size," the report said.
Access to the center would from Frank Amerson Parkway, a two-lane road in the business park.
The property is owned by the Macon-Bibb County Industrial Authority, and sewer service will be provided by a proposed sanitary sewer extension now being planned and to be constructed by the authority.
"This development will be designed to comply with all aspects of the zoning ordinance and will provide an upscale, attractive business that will an asset to the local community," according to the report.
Fazoli's is planning to open March 1 at 6237 Zebulon Road, according to an email from Lauren Bradley field marketing coordinator with Lexington, Kentucky-based Fazoli's, an Italian-American restaurant chain.
"We have hired almost 60 employees, and folks can visit the restaurant to inquire about job opportunities," Allen Peake said in an email. Peake and Mike Chumble own C&P Restaurant Co., a franchise group that plans to build a total of six Fazoli's in Georgia. Other locations are in Warner Robins, Athens, Augusta, Columbus and Savannah.
The Macon restaurant will be open 10:30 a.m.-10 p.m. seven days a week.
"We expect to draw from the entire Middle Georgia area as many folks remember how delicious Fazoli's was," said Peake, who is a state representative. "And the closest one is Valdosta to the south and Fort Oglethorpe in the north part of Georgia."
The company announced in March last year that it planned to bring Fazoli's back to Middle Georgia.

"We are going to make a $12 million investment," William Gleason, real estate project manager for Love's in Falkville, Alabama, said during his presentation.
Plans call for a primary building with nearly 14,000 square feet of space for the store and restaurants. The separate tire and maintenance building would be about 7,500 square feet.
The fuel center would have seven passenger car fueling stations, 10 stations for semi fueling, 119 parking spaces for trucks and four spaces designated for recreational vehicles.
The parking for trucks "also will alleviate a lot of truck parking along the (interstate) ramps," Gleason said. "Each one of the 48 (continental) states have a shortage of tractor-trailer parking spots for drivers who are mandated by the federal government to pull over and park. This provides a nice, safe environment where they can come in and get their rest and continue on."

The proposed project at 6500 Zebulon Road requires the wooded 10.5-acre site west of Interstate 475 to be rezoned from an agricultural district to a planned development extraordinary district. The project, which includes residential and commercial uses, would total 6,000 square feet and have 443 parking spaces, according to the commission’s staff report. It would include one driveway from Zebulon Road, which is near the entrance to Lake Wildwood.
The development would include nine three-story buildings with one-, two- and three-bedroom apartments totaling 216 units on 18 acres. Two fast-food restaurants fronting Zebulon Road are proposed on the remaining 2 acres. The complex would include a club house with pool, a park and garage buildings.
The project is expected to generate 4,426 single-use trips a day, the staff report said.
If the rezoning is approved, the applicant would need to get approval of a conditional-use permit for the final site layout, site plan details and final building design.
“Because of the continuous inclusion of mixed-use developments within this sector of northwest Macon, staff is of the opinion that the proposal is consistent with the future land use plan and will not be out of scale with the surrounding land uses,” according to the staff report.

No news yet, I would imagine the developers are still looking for tenants. Unfortunately, it seems like since the recession ended it takes longer to get these types of projects off the ground.
