My Landlords have an exemption which was no longer offered after 1986 but the exemption lets them out of rent control and fixed increases.

My rent was increased 28% in January which after many years seemed fair and is being increased 50% more in July. All the tenants who fought the first increase were evicted "at will".

Is this legal ? I have no problem with a yearly increase but they are increasing "at will" . I have been in this apartment for a long time, however I have also replaced water damaged cabinets and replaced the stove fan with a much better one. This was done with the original Landlords approval.

I work with leases for commercial property and although we can increase to Market rate we only do it yearly.

The original Landlord passed away and his children seem intent on getting rid of all the original Tenants. Or just making more money to make up for what they lost from the tenants they evicted since they have not re-rented the space.

I might add that there is no parking in the area, and in LA that can be a major issue.

It is highly illegal and all of the tenants should get together and file a class action suit. You all will make a lawyer very happy.
