Hi!

I am in the process of buying a house and was wondering if you could tell me the area above Venice on Walgrove. I saw that a place was sold for much lower than market value back in the peak of the housing boom and was wondering if this might be because the area is not as nice as other parts of Mar Vista. Any input you have is greatly appreciated!

Not an awful area but very busy - wedged between Venice High and a middle school.

I grew up there. It's a very nice and quiet area especially east of Walgrove.

i disagree with the quiet part, venice blvd is a very busy street and the proximity of the high school and middle school mean you'll have students around pretty much all daylight hours. also, i used to commute through that area and found that the homes north of venice are generally nicer than those south of venice.

My parents rented a house few blocks over from Walgrove for a month and I spent two weeks there. I actually like the area but Venice blvd is pretty busy and Lincoln is always busy. Walgrove is a through street so there would be a constant stream of cars and the associated noise. If the house is right across from the middle school entrance that could explain the lower price. You'd have a huge traffic jam in the morning and afternoon with parents picking up and dropping off their kids. There are some 2 million dollar homes in that area so there has to be a catch if you find a house priced well below market value.

Thanks everyone for the response! This house is above the middle and high school. Your suggestions are greatly appreciated! How would you rate the traffic going through Walgrove? Is it bad during rush hour? Thanks!

I thought you meant it was off Walgrove instead of right on Walgrove. What's the address?

it's on Walgrove, above Venice in between the elementary and Middle school. I'm just not sure how busy the street is. How would you compare this street to others? Thanks!

For 2100 Walgrove Ave, I saw that the house sold for only $560,000 during 2006, which was the peak of the housing boom and it's supposedly (according to zillow) worth much more like the other houses. I don't see anything wrong with this one. The house I'm looking at is a couple of houses up north from this one and it's not a corner lot. Let me know what your thoughts are! Thanks!

There are better north/south streets, so walgrove isn't going to be majorly busy. I was actually in the area this morning and remembered this thread. Very few cars making turns onto walgrove from Venice Blvd. Shouldn't be too bad. I would scope it out yourself on a few week days.
