You can find your price range on west side westwood. Check south of santa monica blvd which is adjacent to westwood and a good area. Valley is very hit and miss. You will need to sacrifice sq ft .
Santa monica will be over your budget... Try and be close to or east of the 405 foe easier commuting to west hlyd for her.

Santa monica has bad traffic problems in the evenings... A huge exodus occurs and thus the rude drivers leaving the city they work but don't live in...
