Personally, I can't stand most of the high income areas on Long Island. They have gigantic properties and you can usually forget about being in walking distance to a store, train station, park, friend's houses or to other amenities. And can't forget about the lovely snooty and pretentious people (the few interactions you will likely have with others).
Short term summer rentals in a community defined by a massive industrial park, an airport and Sunrise Highway? What tourist in their right mind wants to rent there? It's not close to any beaches, not close to the Hamptons, not convenient to NYC. It is a perfectly good neighborhood to live in with options ranging from apartment complexes, trailer parks, starter homes, up to a modest south shore mcmansions.
As for living adjacent to an international airport: do homes under JFK's flight path command a premium?
