We're about to close on this house in Levittown. Thing is, it only has 1 bathroom and we plan on adding another one about a year after we move in. My fiance saw an ad in Newsday with this company advertising that they build the dormer, put in the bathroom, and put in heat, everything for 60,000. That seems a bit steep to me. We thought it would be a lot cheaper than that. Is that the going rate to do this? If so, I don't know how we would be able to do that for the first few years.

So has anyone gotten this done? How much was it? We're just looking to see about how much it is.

How many square feet are you talking about? It sounds about right to me but it depends on the size.

I got an estimate for a dormer on my Levitt home. I am unsure though whether you are dormering the enire front or just popping out the bathroom.

The estimate I got 4 months ago (from Levitstyle) were $15,000 for just dormering, finishing the bathroom and $30,000-$40,000 for a full front dormer with the bathroom.

Wow...so then 60,000 is about average? I have no idea how we'll do that within the first year We don't plan on adding a tub and making the bathroom big. We'll be doing a stall shower instead.

dont go for the cheapest price. cheapest doesnt always mean "the best". sometimes you have to spend a little more to get a 100% job done right. you also have to look at companies that dont have complaints with the BBB. You should drive around your neighborhood and look at homes that have had extensions put in recently and ask them who you should use.

Yeah, but we REALLY don't want just 1 bathroom when we're going to have a family of 4.

Can you add the bath without doing the dormer? Maybe just do the "dog house" for the bathroom so it meets code.

We were thinking of that, but it would be a very small bathroom. We would only be able to add a half bath if it's even possible. I guess that wouldn't be a big deal though. It's the type of layout where there's a closet at the top of the stairs. We would have to partially built into one of the other bedrooms.

Wow, I'm actually really surprised at the Levitstyle estimate. I was under the impression that they are excellent but awfully pricey. That's more in line with I figured it should be.

If you guys don't have kids yet, don't rush. We bought a Levitt ranch that needed tons o'work in 2002. It already had an extension along the back. We actually had a tiny bathroom at the top of the stairs. Which we started to redo, but stopped once we started the dormer or move debate. It's a powder room with a framed out shower stall for now.

There's enough room for the two of you and a baby, if need be. Let it sit a bit before you fix on exactly how you want it. We've been through many layouts and ideas.
