Commuting from that far out is foolish and will take a toll on a person emotionally and physically. You are essential out in the Hamptons. It's a 4.5-5.5 hour commute every day and when the unreliable Ronkonkoma line breaks down (which it will) expect and even longer commute. I suggested that you tell your kids to reconsider purchasing that house unless they can find employment in the Island. Otherwise maybe rent somewhere in Nassau until they can afford something closer.
If they are itching to buy something and are priced out of Manhattan, have them look at co-ops near Mineola. Door to door commute is possible under an hour and they can build equity. That commute will quickly get old.

This is probably the best advice you’ll get. Great idea
My newly married son and daughter in law both work in NYC and put an offer into a house in Manorville, Suffolk County. Is there an easier way for them to make the commute then driving to Ronkonkoma and taking the LIRR from there? And does anyone know what the LIRR commuter parking lot is like near Ronkonkoma? Thank you.
Don’t do it! Move to Nassau! That commute will take YEARS off your life!
They will be so exhausted, they will NOT want to do anything in their new home!
I did Ronkokoma to Penn. Left my house at 6:30 am, walked in my door at 8pm
I CANT IMAGINE FROM MANORVILLE! That’s when things were are time! Many times stuck at Jamaica or walked in my door after 10pm! It will get old very quickly! I did that Many years ago! I wouldn’t do that again if they DOUBLED my salary! I’m not even talking about the monthly LIRR & subway tickets, parking. That has to be $$600++++ EACH PER MONTH!
There’s no Crime either, according to some.
Better off talking a HUGE pay cut then dealing with that!
If need be, get a part time job! They’ll STILL have more time to themselves and money than putting in 65-70 per week in working/commuting, and that’s when things are ALL on time!
Young people make mistakes.
Wasting 4 hours of your time each day on work is very sad and silly.
Even 2 hours is too much. This is why Wfh made people so much happier and raised their quality of life.
They should live with parents for a year and save very hard to put a bigger down payment on a house closer.
That’s when things are “On time or close to schedule”.
My former boss lived out there. Can't tell you how many days I got to play boss and stand-in for several hours due to delayed trains. In the winter it is even worse. Tell them to save, save, save. Now is not the time to buy with interest rates what they are. Their money will go further in a few years.
Ronkonkoma --> Penn
$365 monthly
Subway
$127 monthly
$984 monthly for two commuters
$11808 yearly ==> $15744 pretax salary just for commuting
That's a lot of money and time dedicated to commuting.
Right! Take a 15k pay cut & they’ll STILL have more money & TIME! Heck, take a 30k pay cut & get a PT job on a Sat & still have 20 Hours to yourself per week! Quality of life!
Even with gas. Even if they car pooled! $75 per fill up +/-
Have to fill up almost twice per week from Manorville. $600 in gas per month without repairs. Nor parking expenses.
Never again! 5.5 years was enough for me! 2002-2007
