375k for the 6 bedroom in Mastic would be 1m in any other town. Mastic is literally the PITS. Sex offender slum lord heaven. If that's your gig, by all means, buy away.

Years ago a co-worker's sister made the mistake of buying there....watched her house value drop like a stone while everyone else's was going up. She worked for our company as well, and when they offered a free location package to NJ, she jumped on it, the company bought her house and everything. Luckily her husband had a job that was easily transferrable. She lucked out big time.

Very lucky. My parents are still stuck there. Same deal...house never goes up. Truly sad.

Mcmansions.... Wyandanch will be gentrified. It's too close to all the Hways and the train.

Medford doesn’t fit with the rest of your list

There is a serious lack of investment in Wyandach. Aint even a Mcdonald's in Wyandach. You go right over to Deer Park, there are businesses everywhere.

First, that’s not a McMansion. It’s a cape with an attached garage.

Second, Wyandanch will NEVER gentrify, despite all efforts.
