So i grieved my taxes only last year for the first time and won.

Now according to https://lrv.nassaucountyny.gov/

my Fair Market Value is $364,000

Level of Assessment (% of Market Value) .25%

Assessed Value 910

My house worth alot more than 364. in fact last year when i grieved i put that i believe the market value of the property is 385k, (which was about 250k more than it actually is)

so should i not grieve them? any comparables in the area are 600k , 525 is the lowest i can find.

or do i put that I belive the market value of the property is 350k or something?

I dont have the paper from the county stating what they are assessing my house at, just found my property on that website above.

The FMV is not what your house is worth but what you're valued at for assessment purposes (level of assessment plays into it).

You should certainly keep grieving. Join https://www.facebook.com/groups/Nass...ssessmentFree/ and read the document on what to do about comps.

LandRecord Lookup indeed has your assessment numbers for up to the 2020 year, and you have until March 1 to file for tax year 2019/20.

Just take 30% off your assessed w/ value no comps and in part E put .0012. Get in now once they reassess in the next year or 2, we are all getting a tax hike. I don't plan on being in Nassau for that, the new owner can enjoy the hefty hike!

I just looked at my last house on the property look up site and the taxes are up to just under 13k.
Thirteen Thousand Dollars!!!
1950 cape, 1300 square feet, 60x100 lot with a garage.
$13000.
Holy crap.
Thank god I sold.
I would've stroked out and died. Serious.

So you actually believe you are living in a home worth $135k!!!! Good golly where are you living? That must be the best kept secret known to man.

Always grieve. If you try & you don't get a reduction, at least you tried. if you don't try, you will 100% not get one. So just do it. The worst that will happen is that you wont get it.

so the accessed was 364 , make it 255k?

where in part E do i put this .0012? and what is this ?

I have been told by grievance lawyers that the factor to use is 0.15 and not 0.25. I read this somewhere on the nassau website as well that for residential the factor is 0.15. That will give you a better idea of the market value of the property.

So if assessed value is 1388, and the "fair market value" is 1388/0.25% = 555,200 on their website, what they are actually using to determine whether you will be able to grieve is the market value of 1388/0.15% or 925,333. If your house is really worth 800k, then you will be able to grieve.
