Hello all,

First time poster, but always visit the forum for updates. My family and I were looking to move out of NYC to a place with great schools, lowerish taxes, and decent property size. After considering syosset (really high taxes), CSH (too little bang for your buck), and Herricks SD (too little property), we found Greenlawn and Harborfields.

Specifically we looked at the Harborfield Estates, a new development between Pulaski Rd. and Lake Road.

What are your thoughts on this area? I see Huntington Station is to the left and Deer Park not too far south. Is it a very safe area? What about the schools, are they safe and as highly rated as purported?

That area is fine. Deer Park isn't even on the radar there. HS is a bigger problem but has never encroached on that part of Greenlawn (have several friends in the college section across Pulaski and have friends that grew up in Huntington school district on the other side of Park Ave which is closer to the station).

Thank you twingles! So being so close to HS isnt an issue there? Also I noticed people mention college section, poet section, the broadway/park triangle... Any insight into where those areas actually are?

Also (sorry for all the questions, excited to get a response to this) how are the schools as of today given that would be our home? Any issues with crime, especially crime from the bad areas coming into the safer parts?

The college section is right across from where you're looking. Look at a map to see the different sections. For instance in the college section the streets are Colgate, Adelphi, Duquesne, etc

The closest area of HS is probably the worst part but it stays where it is. I grew up in Huntington in the 70s/80s and that area has not moved at all.

Thank you Twingles. Its certainly concerning that the worst area happens to be right next door, especially when we are ready to put down 1 million on a home. But I will certainly keep this information in mind as we look for our new home.

Also, my apologies for coming off as badgering, but are you saying that the worst part of HS is right next to the development? If so are we talking about a few streets over or a greater distance? Its hard to find crime maps.

It is not the best location. It is between train tracks and Pulaski road.
Have you thought about the pollution, and the constant noise?
The schools are good but what does the development have to offer besides being new construction?

If you are concerned about Syosset taxes, I can't imagine property taxes on the referenced new construction (approx. 850K, 23K property taxes, Harborfields Estates) in Greenlawn are substantially cheaper than a similarly priced home in Syosset.

It is true you won't find homes like this for a lower price in North Syosset. This is much more bang for a buck than Syosset (and, as you note, CSH).

If it is 'affordable' new construction in an excellent district that you are looking for I can see why you might be eyeballing Harborfields Estates (essentially no new construction in Syosset and new construction in CSH is likely to be double or triple the cost).

Out of the 3 towns you have looked at, I would reconsider CSH.

I can't believe they're shoving those giant houses on 1/2 acre plots there. The location sucks. Go to CSH.
