Hello,
My family of four and I are looking to move to a nice, safe neighborhood in LI. We are looking for a minimum of 3 bedrooms in a $450K price range. We really love LI for the beautiful green backyards so the kids can run around. I was really hopping to find something in Syosset or Plainview because of the great schools and a decent comute to the city but after looking at the real estate it seams to be out of our budget for now. I work in the city so a comute of about or under an hour would be great. Could someone recommend something like Syosset with at least great elementary schools. I'm hoping that by the time the kids are ready to go to high school we will be able to upgrade but for now we are settling for a starter home. Thank you so much for your help!

With the market as it is, you should be able to find good houses in Plainview for under $450K, and it's a great place to live and raise kids. But it'll take you more than an hour to commute into Manhattan. Your commute time will depend on whether you drive or take the LIRR. If you take the railroad, you also have to calculate the trip time to your office from Penn Station.

There are some MLS listings in the North Shore School District in your budget. Sea Cliff, Glen Head and Glenwood Landing. You won't get super large lots, but the area is quiet, safe and the class sizes are small. Choice of two train stations.. though you'll have to change at Jamaica which is no big deal.

We bought a 3 bedroom ranch 2 years ago in Plainview for under $450k. Looking at prices today, they have not gone down too much (still feel like we made out well in today's market), most likely because of the schools even though there is inventory. You need to find a large ranch because only those seem to be selling since they have potential - full basements and large kitchen. You can also convert the garage space. Syosset style homes are similar. You can forget about most decent splits. Not a fan of splits anyway.

As for the commute, it takes about 45 mins on LIRR to Penn via Hicksville station. Then add on the subway to the actual office. It's "acceptable" and my wife has been commuting from Hicksville for 12 years so far.

Hey Anastasia2! Have u checked out farmingdale area? The schools my kids go to are very good, and I love that the neighborhood is a family friendly community. I have one in middle school and my other ones at Saltzmen East Memorial and I'm so happy. I had the oldest in another school for elementary and had to transfer her to Saltzman and what a difference the school made for my daughter, like I said it's such a family community everyone looks out for one another. I also suggest you can check out a website called greatschools.org it gives u ratings on schools in towns u maybe interested in which is helpful if u have school age children. Lots of luck to u and let us know how everything goes o.k.

Crooks often suggests Rocky Point as a community with value and good schools. I know the schools are excellent and there are nice homes there...here is one I found. Very affordable and a starter home..and you have access to the RP SD. Commuting my be a bit longer than you want but its doable. I have commuted from RP occasionally

Check out Williston Park. Excellent Herricks schools and there are a few smaller starter homes in the MLS in your price range. Not a bad commute, because you have a choice of either Williston Park or Mineola for the LIRR.

I see I didnt read that the OP wanted a house in the 450 range. I guess that's a bit more than a starter. Oh well, the OP should find something in Nassau at that price.

don't think they will find anything big enough that doesn't need a lot of work in any of those places, we sure couldn't. 550 maybe

There's a nice 3 br starter on Roslyn Dr with new roof, windows and electric way under the OP's budget. Decent yard, too.
