Looking to buy a codo co-op near Nassau? Queens border and have always been interested in the 3 high rise bldgs by the GCP.

I understand the following:

* One indoor parking spot per unit
* Maintenance depends on unit size but includes RE tax ( as do all co-ops)
* they have their own electric plant so I would guess very low electric costs
* heat/hot water & electric included in maintenence fee
* 24 hr security, door man each bldg
* They have an enclosed self contained shopping area with its own movie theather

* Buildings are built on one of the highest points of Queens?LI so views from even lower units are great


Anyone have any first hand knowledge about living there?

All I know is that the buildings are an eyesore and the apartments are ridiculously expensive.
I've only known one person who lived there.

I have customers that live in the building so I can give you very limited information.

--- there is wealth in the buildings
--- there is shopping and I believe a movie theater
--- they have their own golf course
--- great views in all directions because of the hill top location
--- good car access to the Grand Central Parkway-Northern State. The LIE and Cross Island PKWY is not far away.
--- good school district (for Queens), not sure about the high school though

As a child, I had a friend who lived there. I can recall having to check in at the booth before entering. At the time there were some local celebrities that lived there (sports players, soap stars). I also remember that she was able to use Echo Park Pool as a resident since one of the buildings is partially in Nassau County. The apartment was nice - big rooms with lots of bathrooms. Sorry, it was a while ago.
On a side note, I have heard rumors that you must posess assets in the amount of the apartment to be able to purchase there. I don't know how true this was or if it is still true, but I heard that about 5 years ago. Good Luck!

There is also a large number of senior citizens living there. My aunt lived for a few years before she died.

I used to go there to see homecare patients. Security made going in to the complex a hassle. Obnoxious people going to the golf course taking up 2 or 3 parking spots with their BMWs.
I thought the apartments were outdated for the price they commanded. Lots of octagenarians who lived half of the year in Boca Raton.

For the price I think you could do much better.

In terms of the view, I can easily see the towers across the Sound from Westchester County from any "Sound Shore" park there, so I imagine the views are impressive. Know little else about the building though.

I am intrigued about them as well. My son was born in LIJ almost 2 years ago and that was the 1st time I saw the towers. I think they're appropriately priced, but anybody who buys will have some serious renovating to do, because I hear the complex is made up of mostly senior citizens who have been there for decades. North Shore Towers are a well-kept secret of Queens/Long Island. If I hit the lottery, I would strongly consider a place there, seriously. Who am I kidding? I'll stay in Rockaway where I can walk to the beach.
