Is anyone familiar with the Bay Hills Tennis and Beach club in the Bay Hills area of Huntington? Is this a members only club or free to residents in the area?
I only ask because I am looking at a house in the area very close to the club and was wondering if I would be granted beach rights.
Also, can anyone lend any opinions of the Bay Hills area in general? Thanks!

Nice area. I believe you have to join the clubs that are in that area. Many moons ago I took the Red Cross Lifesaving Class at one of the beaches down there and it was members only. The public beaches there are Fleets Cove, West Neck and Gold Star Battalion.

It's a wonderful area. Bay Hills is a private community association. Homeowners and their families are automatically members, but must pay annual dues to be in good standing (and use the beach and club facilities). So, it's not "free." I'm sure your broker can tell you what the current rate of dues is. You'll also pay taxes to the Incorporated Village of Huntington Bay on top of the regular property taxes.

I'm a big fan of community associations. They bring neighbors together and foster relationships through events and common goals. They build a sense of community that is often lacking in most suburbs. They also wield a lot of political power in getting the town to act on things the community wants done.

You also get the amenities of Huntington Village about 5 minutes away.

Default A map of the Village of Huntington Bay in the Town of Huntington, Suffolk County

For those who may not be familiar with Huntington Bay:

A map of the Village of Huntington Bay in the Town of Huntington, Suffolk County:

Huntington Bay is one of those many villages and hamlets on Long Island where none of the places in the community have the village name in their mailing address: places in the Village of Huntington Bay have a "Huntington, NY 11743" mailing address.

The Bay Hills beach and tennis courts are granted to anyone who lives in the area, although there is a waiting list for a cabana.
The Huntington Bay Club which is also in the area is Members only.
You will have beach rights in Bay Hills though, there is even a boat ramp.
Used to live there.

Just bought a house in the area, but it's just outside the Bay Hills border. The area is nice, but the houses are close together on narrow streets.

Would that be considered Halesite? Do you still have beach rights in the area you bought your home in? And are you required to pay the village taxes that the homes in Bay Hills are required to pay?

I'm trying to understand what types of amenities these "Village Taxes" provide. As if property taxes in the Bay Hills area aren't high enough!
