On average, what are the costs of gas, electric, water and sewer on Long Island for a typical 3 bedroom, 2 bathroom house? It's easy to figure out how much money you will need to pay for mortgage, property taxes and homeowners insurance, but I need approximate figures for all utility bills to try and figure out if I can truly afford being a home owner on LI or not. Thanks in advance!

Typical? Really hard to say; a lot depends on the insulation, how tight the windows are, your tolerance for heat/cold (i.e. thermostat setting) and how "green" your appliances are. Also, how many people are in your family? Do you have a lot of TVs? Plasmas especially draw a lot of electricity...
Cost of water varies depending on water district and again, your consumption, i.e. IGS, pool, etc. My district is very low; with IGS I average less than $10/mo.
Don't know where you're looking, but there are few areas with sewers in Suffolk County. Even then it depends on the sewer district.

Assume approx. $300-$350/mo w/balanced billing. If it's oil, nowadays it's anybody's guess...

I agree with Elke, there are way too many variables to consider. When I bought my house it was tiny, but we had plaster walls and old windows. We expanded the house by about 600 square feet, but our utility bills went down because we now had insulation behind drywall and better windows. So without more info, too hard to say. Water is generally pretty cheap and your sewers will be paid as part of your taxes, as Elke mentioned you probably won't get sewers in Suffolk.

I had balanced billing for both gas and electric - for an updated 1800 square foot house with new siding and insulation and a newer heating system and new appliaces we paid out around $200 EACH a month for gas and electric. There was always someone home during the day so that also impacted us - there was a never a time to completely shut down the electric or lower the thermostat way low, KWIM?

Gas cooking and gas heat? or gas cooking and oil heat? Central Ac? Pool filter? humidifiers? second refrigerators? All of which contribute to your electric bill, so too hard to estimate.

Water is minor, I don't even budget for it, You get a bill every three months and its small ( at least for me)

Medium:

If you're trying to see if home ownership is even possible for you, I suggest budgeting a number for all utilities in the higher $500 range. So, if this has a little room on the high side as a buffer, you won't get in trouble later if rates rise, and you're not living check to check. Then, get approved to see what house price range your in. When you get serious on a few prospects, you can always ask the seller to provide you with any utility bills paid on that specific house during the last year. Obviously, its not exactly your useage, but it'll be close enough. Good Luck JM2C
