You can shoe string it at around $300K. There are properties with 3K SF homes on them that willl go for under 300K but they will tend to be 80s or 70s or older. You can build at this point at around $125 psf if you don't get carried away. YOu may be able to do $110 but you will have to cut corners.

There actually are such properties in the central city. To the east of Jones say between Charleston and Sahara. Not exactly rural living though. You can keep horses etc but there is no place to go unless you trailer.

This is one of the County pockets. In general for this class of property you try and stay in the County...and not in any of the cities. There are substantial differences in zoning and other regulations that make city dwelling much more uncomfortable.

There are numerous county pockets embedded at various locations. Find them on the south strip, SW Buffalo north of Sahara, Racetrack area east of Henderson, Sunrise Mountain in the far east, north of Rancho after the NLV airport. The big county acerage sites are in the SW and NW.

The SW is pretty loused up by infiltration of tracts. They got organized out there too late. So the 1/2 zoned areas are limited and surrounded by areas that will end up tracts. There are however lots of 1 acres + in the area at reasonable prices. And it is convenient to 15 to the strip.

The NW is the more solid area with pretty much all 1/2 acres from Alexander to Tropical and just off 95 to 215. You can get an acre in there for under $100K. There is even one lot of just over 1 acre with a 700 foot well for $170K. Comes complete with plans for a 15,000 SF house. You can get to the strip in about 25 minutes from anywhere in the NW.

Stuff to be aware of...It is better to be on a well if you can. Nevada has odd laws on water. But if you have an acre or more you still have the right to drill if water is not within 600 feet. If you have a domestic well you can pump up to 2 Acre feet for domestic use. It is vastly cheaper to have a well than to use municipal water. If the sewer is close you use it...but septic works very well in most of Clark County. In the NW you can actually ride locally and the trail network will allow entry into the gov preserves. Somewhat true in the SW as well.

Thank you all so much for this extremely pertinent information. It would have taken me forever to find this on my own and would have surely cost more than a few bucks in errors during the process.
