Old vs new, just depends what you like. I know I could get a brand new home for what I'm going to spend on that 50yo MCM. But I just love that style and to me, it's Las Vegas. Your new house is probably a better deal from a purely financial point of view.
My daughter got a $50,000 estimate to build a patio cover/deck on her house.

I'm wondering why I haven't seen any mention of Paradise Crest or Palamino Estates. Those are about the only older homes I'd want anything to do with. Except when compared to the new construction, the older homes have low ceilings, and no closet space. In the old days is was common to keep the sunlight (think heat) out, so older houses in Vegas seem dark and dreary inside to me.

I'm also wondering why anyone would pay over half a mill for an old fixer upper in the neighborhood of 6th and Frankiln when they could buy my 2487 sq ft, practically new, luxurious Santa Fe Style home with 22 foot high beamed living room ceiling, and ten foot ceilings throughout the rest, located in a quiet little gated community in the Northwest.

Old Las Vegas is still cheaper than any new developments of the same size. This might change if there is indeed a resurgence in popularity downtown, but that hasn't happened yet. I moved there because I got more house for the money, a bigger yard, closer to work, and I'm into fixing up houses. The disadvantages are noise, hobos, more crime and crummier stores.

There are a ton of advantages to newer homes in quieter parts of town, and if the prices were the same, I'd probably move. But as it stands I'd be in a patio home on the SW instead of a 1900 sq foot on 8000ft downtown. I also love the feeling that my house is one of a kind instead of a choice between three models.

And you know why Buzz...because they are Santa Fe Style Houses with 22 foot high beamed ceilings. To love Southwestern is a personal view shared by less than 10% of the population. So in a tight market you appeal to one in 10. Gotta be a particular person to value the crude ladder up on the roof.

I personally think they are lovely...and ought to be on at least half acres...then again I would never buy one...too hard to resell.

Where is Paradise Crest and Palomino Estates? Yes, I've seen closed in and dreary. But those aren't the classic Vegas MCM homes. The classics are very Jetsons. The plasma tv won't even look out of place. Most of them have high beamed ceilings and very open floor plans. It's very common for those homes to have a wall of glass looking out on the backyard/pool. These homes were very modern for their time and still look very modern today. Many have atriums and courtyards too. Some with fountains and koi ponds. Some are closet challenged but not all. I looked at one in Paradise Palms with 3 bedrooms and every one had 2 closets and one was walkin. There was even a cedar closet in the master. The classic MCM home was very ahead of it's time. Of course, they are old and most need work. They had very cool bathrooms with stepdown showers. Some were even open air or steam.

I'm sure MOST people would prefer your lovely home in the NW!

Well, that may be true but I've never had anyone come in here without being blown away. I've never understood why Las Vegas isn't all southwest style architecture since it is the southwest. You find more of this style in most of the other states around us including California, although theirs is a little more mission style. Can you imagine how beautiful Las Vegas would be if they had stuck with southwest style architecture instead of early ugly and early Mafia? My biggest beef about Las Vegas, is that it has always been an ugly city. That's changing but it still looks too California cookie cutter.

I don't understand the step-down showers, they almost look like a 3 foot deep pool, how do you get out of them? and why would you want one?

The low ceilings is good for the desert, have you lived in a house with large windows and a high ceiling, I have and the electric bills were way over 400 in the summer and there was no way to cool the house and when it was winter the heat would just escape upstairs...

I know why people would want to live in 6th and Franklin...Its pure convenience, you are close to the Strip, downtown, all the great shopping on Maryland, all the old, good Italian and Mexican restaurants are in that area, its proximity to health care, and the list goes on and on...

I'll tell you where Paradise Crest and Palamino Estates are if you'll tel me what the he** MCM is.

Paradise Crest is is between Flamingo and Harman(?) and Eastern and Pearl. Going east on Flamingo, hang a right on Pearl right next to Oak World (if it's still there), then go down about a block and take a left. That's the scenic route. Near the Eastern Ave entrance is where Dr. Lonnie Hammergren (former Lt. Gov.) lives amongst all his weird treasures. Palamino Estates is at the southeast corner of Alexander and Durago. There are two entrances off Durango. Carol and I refer to them as horsey communities, although there is probably only one horse left at Palamino Est., and none at Paradise Crest.

Here is Casa de Buzz. The style is Pueblo Revival. Very popular in NM & AZ, & southern UT. It looks a lot nicer when the earth isn't tilted like that.

I think they mean a spa pool. It's too small to be a pool and too big to be a spa. My neighbor has one. Not a bad way to go actually if you just want something to cool off in in summer and soak in in the winter. In my opinion, after having two pools and two spas, they are nothing but a hole in the ground that you pour money into. They are too much work and frustration for too little return unless you are an olympic swimmer.

lol, I always get confused between Paradise Crest, Flamingo Crest (Eastern and Flamingo), and Paradise Springs, which are all near each other in 89121/89120, Paradise Crest is not the neighborhood with the 300 HOA, water, or trees, that's Paradise Springs (which is at Pecos and Russell)

The neighborhood Buzz123 is talking about is Paradise Crest and is in between Flamingo and Harmon, but its not close to Eastern, its actually east of Pecos. The Hammargren entrance is off of Sandhill...The Scenic route is right though...does anyone know why there is a lot in that neighborhood for sale with an empty pool and just a foundation? Was there a fire or did somebody just want to build a new house? But last time I was there (2 years ago) it was for sale.....Yeh the Oak World is still there.

I think that MCM is Mid-Century Modern, which is, IMO, strongly Californian mansion influenced architecture that you find in Paradise Palms...they are houses with large windows, some are big ranches, if you drive around the Las Vegas National CC which is pretty far from you off of Eastern and DI, that is where you can see a lot of them...it kinda reminds me of the Brady Bunch house, but I'm not sure if that's a good example...
