Hello,

My husband and I will soon be relocating to Las Vegas and are looking at buying a home. We have not had much luck so far in find a home in the area we wish to live. Our problem is we want a house that does not require much work and the houses we have seen so far are either in foreclosure or short-sale. We have been working with a realtor but so far have yet to see any houses which are actually being sold by the owners of the home. So I was thinking maybe someone on this forum might know a friend or neighbor who is trying to sell their home. We are would like to live in the Henderson area and the home has to have a 3-car garage. If you know of someone trying to sell their home that meets this criteria I would love to hear from you.

Talk to your agent. At the moment in Henderson for 3 car garages there are 192 REPOs, 271 Shorts and 807 that are neither.

Note that houses that are neither short nor REPO cost 20% or so more than the distressed properties.

Normally in your situation you chase shorts. They are generally in pretty good shape. Offer on three or four and you will likely get one.

What kind of "work" do the homes you are looking at need? Many of the foreclosures I've seen (online at least) seem to be in relatively good condition barring a few exceptions.

You have a Realtor, there are 23,000 homes active and available on the MLS now and you cant find a home? All foreclosures are not raped of all their contents. Many are in pretty good condition. If the bank owns it you will have problems though. Im hearing 6 months for the lenders to give an answer on offers or short offers.

You wont have any problem finding maintenance free properties. As of about 3 years ago you are not allowed to put in a grass lawn. Everything is rock here. Just a little water to the few bushes and small trees is all you need.

Maybe you need a new Realtor.

its hard to find new construction with a 3 car garage, unless you want to pay an arm and a leg....
