I disagree with many here. I've seen lots of great properties in Las Vegas & Metro sell for around the $35k range over the past year

Foreclosure.com | Foreclosures | Foreclosure Listings < official Government foreclosures website shows it all

this made me re-evaluate how i even valued my property.... people holding onto houses today worth $200k are either very well paid or missing a lot of opportunity

There are 16 below 40K. Either southern NLV or the far eastern sector. None west of I15 or south of Sahara. Basically all in the North East Quadrant.

For west of strip you find 14 blow 70K. Only one is west of Rainbow.

For west of 95 Rainbow you get 10 below 95K.

So very inexpensive...Sunrise Manor

75K or less west of strip east of Rainbow 95.

West of Rainbow over 95K

You would see a similar pattern if you went south. Probably hit a 100K at the 215.

You can't believe that. You cannot buy a trailer for that. And anything under $100K is going to be snapped up by flippers.

Yeah, people who are saying what you 'can't do are probably 'box dwellers' .

They dont think outside the box about variables that can effect what you're spending and getting for your money.

You CAN and i'm speaking from experience of watching sales......... buy a nice property in Nevada / Las vegas for $35k ..........

I would recommend looking at condos first though. Either way, house or condo, you will have an HOA here (very likely)

That is not the question asked. So the answer is not relevant.

And again even for a condo the low end is limited in the nicer parts of town. West of 95/Rainbow there is one listing below $35,000.
