Is there any big difference between the 89081 area and the 89301 area?

Are houses less expensive in the 89301 area?

Are there HOA Fees in both?

Which is a better place to live?

I live in 89031, which is the older one of the two zip codes. I have lived in the area for a long time, and love it. There is a lot of new shopping around here, even and new In N Out, off of Centennial and 5th. Lots of parks, if you have children. Just stay North of Craig and West of the 15, and you will be fine.

Area 89081 is in North Las Vegas in a newly built area homes are 6 yrs and newer. This area has been hit really hard with foreclosures mostly due to would be investors purchasing homes to flip and walked away from the, 89081 is close to newly built shopping.

89301 is in Ely a very rural town so your not comparing apples to oranges.

I live in 89081 and find the area quite peaceful, but there are quite a bit of foreclosures around this area. I like the quick access to the Strip via I-15 as I can get down to Charleston on the 15 in decent traffic in under 15 minutes. I like being close to Aliante and the casino, shopping, etc. This area still has some promise. Yes construction has slowed, but the VA hospital is being built and there is still the chance the UNLV expansion campus will be built here. In comparing directly to 89031, its hard to say, these two zips are to of the worst hit with foreclosures. The upside to this, I guess, is that most foreclosure are selling. I've got like 5 new neighbors in the last few months.

I'm in 89031. I think the areas are pretty much the same. Price wise you get a good deal in either. There are newer neighborhoods in 89081, but 89031 has nice houses too.
