I've been kicking around the idea of purchasing one of the properties at the Urban Lofts location but so far can't find any input on the site, location, or really any general information about it. I really like the lay out, though I have only scene it through pictures and via their website but from what I can tell it defiantly fits my style and seems to be in a good location for commuting to school.

I wanted to know if anyone on this board has been there, lived there, or know someone who lives there and could shed some light on the ins and outs of this development.

I'm just looking for some general information like how you would rate the areas? Is the neighborhoods decent, ghetto, still undergoing redevelopment? Accessibility to average stores, shops, entertainment, the strip? Just a general overview of the area and what to expect.

Like I've said, I've looked all over the forums and even gone through alot of Google to website searches and have yet to find any real useful information. Anything helps.

Within a quarter mile of 11th and Fremont. A residental urban neignborhood would run around 20. Nice suburban under 10.

The neighborhood is considered one of the druggie areas.

The homes themselves are nice in an urban sort of way.

Urban lofts was built during the building boom and revitaliazion of down town and and that has all fallen appart for now. I know people who live there and love it, It is not for everyone, you need to go check it out for yourself. One mans treasure is another mans rock. It all depends on what type of lifestyle you like.

Default Being a pioneer

In a place like this, you'd be a pioneer, hoping and praying the rest of the neighborhood will follow suit one day. To me, it would be a risky endeavor, from past experience.

Back in Minneapolis, they were going to turn a downtown area of low-income buildings into condo's. About one third of the buildings had been converted and the market crashed in the early 80's, leaving the area with 2/3rds of the buildings being low-income and the other third high-priced condo's.

After the market crashed, a number of those in that "other third" merely walked away, lots of foreclosures.

In the late 80's I purchased one of those former high-priced units which were selling from $60-$80k, for a song: $22k. I was praying and hoping that eventually the rehabbing of the rest of the buildings would finally happen.
5 years later, no such luck! Before I left Minneapolis for the SW I couldn't even find a RE agent who would even list my condo. Had to walk away.

I should have waited another 10 years as finally they got around to completing the rehabbing of the entire district and I could have sold that condo for $150k+.

I've seen those units in that area and the temptation is there being so close to the Lowden Theatre, for no other reason. But there's no grocery stores nearby and if the complex has no control over the number of renters allowed, I would think otherwise.

Well thanks for the updates guys, as soon as I get back to the states I plan on looking into this place and others personally ... I'm serving overseas right now and just trying to plan ahead for when I get back. I've been to Las Vegas a dozen times before and ventured around a little but have just recently got serious about purchasing property out there. I really like the city and all it has to offer but would really like to get something close to downtown/strip/or the colleges because I plan on going back to school to change career fields.

I really like what the city is going with alot of the loft/condo projects but personally lean towards more of the open Manhattan style lofts or Tri-Levels ... is there anything else in a more decent area around this price/sf with HOA's that arent outrageous .. I seen some places going with HOA over $600 and I'm not really trying to add a whole lot more to the mortgage.

You CANNOT buy there without being in a feet on ground situation. That place is not everyones cup of tea. If you walk on the streets in the area, including those immediately surrounding the complex, you WILL see drug dealers and users, homeless, prostitutes, etc. If you want a good feel for the neighborhood, read the write up on the Western Casino on Cheapovegas.com. Seriously.
