For what reasons? I've looked at both of these and from my observations the building quality and design are about equal. REs have told me that Manhattan tends to have a slightly younger average resident age, which is great if you are looking for a fun place to live. The down side is that it seems to be more transient as well, and every time I've gone over there I see at least 1 or 2 moving trucks. One of the benefits of a condo over an apartment is that you don't have people constantly moving in and out, but you kind of kill that when you find a place with a very young demographic.

As for Park Ave, I believe they are in the middle of a long construction project. There are lifts all over the parking lot and it looks like they are doing major work to some of the buildings. I don't know if it is construction defects or just renovation or what, but it's something I would check into before buying a place there.

I am moving to Las Vegas to get my Master's in Hotel Administration. I am 31...So I am a young professional. I am looking at purchasing a unit in either the Park Ave or Manhattan. I will be putting 20% down. Does anyone here currently live at one of these complexes? Any realtors with experience with these buildings? Looking for current info on these two communities.

If anyone stumbles upon this thread who lives in Park Avenue, could you tell me what the soundproofing is like there? I have been wanting to buy a unit there for some time now, but after my last condo living experience I'm very scared of essentially "buying an apartment." I can't stand hearing my neighbors through the walls/floors/ceilings, it drives me crazy. Is this an issue at Park Ave? I understand that Boca Raton is concrete construction between units so that really appeals to me, but unfortunately the insane HOA fees there are a deal killer. Anyway, thank you for your input!!

I don't know why more places don't soundproof houses and condos (walls, floors, ceilings and windows) well past bare minimum building code requirements.
It costs extra money, but they can market it as a feature competing homes lack and recoup the cost.

It doesn't add that much cost when it's done during initial construction. It's gets more expensive when you have to tear up existing walls and repaint.
A quiet environment is more important than granite counters and fancier cabinet upgrades to many people.
A condo really is all I need, but I'm considering SFHs to avoid hearing noise from neighbors. However, a SFH is no guarantee of peace and quiet, because you can easily live in a SFH and still hear your neighbor's dogs barking outside right through your walls and closed windows.

Here at Boca Raton, we have concrete slab floors, fire breaks in the walls (I know this because the cable guy couldn't snake the coaxial cable through it last week), sprinklers throughout all the units in every room and automatic fire doors at all the end of hallways/entryways.

Wow yea, I didn't really even consider the fire thing. I would gladly pay more for a unit that I know is going to be quiet. I made the horrific mistake of renting a condo in Spring Valley that had a couple of drunks living downstairs and I was kept awake EVERY SINGLE NIGHT by their incessant drunken brawls that would go on until the sun came up. Even had to call the cops on numerous occasions. I tried getting the HOA to evict them but never had any luck. It was just an absolute nightmare and all I could do was thank my lucky stars that I'd rented the place instead of buying it. That experience right there taught me to NEVER buy a condo unless it's soundproofed.

And as far as SFH's not being any guarantee of silence, unfortunately I know all about that too. I also rented a house once right next door to an inconsiderate neighbor who'd leave their two huge dogs out in their tiny backyard all day long while they were at work. Of course the dogs did nothing but bark at every little sound they heard. Again tried calling the police, police wouldn't do anything--they said to call animal control. Animal control told me I had to first go to mediation with my neighbor. The neighbor wouldn't even respond to any of my notes. No one would do anything about it--it was always someone else's job. I eventually starting having very dark thoughts about how to silence those f-ing dogs. So yea...after my experiences so far, QUIET is my #1 priority when looking for a place to buy.
