We tried to buy a house in Rhodes Ranch last February but were blown out of the water.. Asking price was $215k (needed 5-10k in work), offered 252k, sold for 280... Nice area... I also liked the park... granted the hoa was higher (i think it was $110 a month) but you get alot... I ended up buying the NW and love it.. nice neighborhood, beautiful house with a putting green for a back yard and tile on all 3 floors.. paid 252k

Hi,

My mate lives there, it's pretty good, depends what you like.... nice water park for children, gym etc... I live in Spanish Trails and although I believe this is nicer and more secure, it's way more expensive to live! A round of gold in Rhodes ranch will cost you $65 for a resident, in ST this is about $400!

Las Vegas 09,

Do you know if Rhodes Ranch residents have to pay for the use of the water park?

Thanks

If it's considered a city or county park, anyone can use the park and you don't pay to use it. Most of them are like that.
Take Nature Discovery park here in Aliante. It's free for everyone, since they consider it a city park in North Las Vegas. You don't have to live here to use it, anyone can. Most likely the same for the one in Rhodes Ranch.

Ok then if that's the case, then the HOA covers the cost of using it. I knew it had to be one or the other. Thanks Airics.

it is included in the HOA fees.. but as airics said, you have to live in the actual Rhodes Ranch CC to take part of all that stuff. Several of the developments surrounding RR are considered "at Rhodes Ranch", but are not part of Rhodes Ranch... yeah, took me a while to get that straight too.
