my landlord wants to renew lease at same rate as last year, i just found out the going rate for new tenants in complex are two hundred a month cheaper, anybody know if there is anything i can do about it

Don't take this as a smart arse remark, but move out. If they're not willing to renew a tenant who is already established as a good renter then they aren't good at their jobs. If you have a good history and can find a cheaper place then move out. It's a pain in the butt to move but you can move in with a move-in special saving you a couple of hundred and then a couple of hundred every month for the next year. About $3k savings for a little bit of moving pain, I'd do that for sure.

They are banking that it's too much of a hassle for you to move and if they're leasing out for cheaper than a year ago then they're having problems finding new tenants. Just hand in your notice telling them you're serious about not renewing and I'd bet they'll resign you at the new lower rate.

I agree. Hand in your notice and I bet they change their tune. And if not you save some bucks for a minor pain.
