You said you just signed a lease....tell the RC agent that you are NOT moving out.

I would suggest a small rent reduction in exchange for you being super flexible about visits to the place. Might be a win-win!? I have done that for my tenants before.

Not a lawyer but yes, the new owners will have to abide by the lease. Tell the real estate agent they will not be allowed in unless they give you the proper 24 hour notice. Nevada law requires landlords give 24 hour notice prior to inspecting the property, unless it’s an emergency situation. I would suspect inspecting and showing the property for sale would hold similar rules.

Lol..the landlord can make it miserable for them. My original question still stands..are they current on the rent? I’d like to see the “new lease”.

Yes being current on rent is the best leverage they have.

Yes, we are current on the rent. We have always paid on the first, for the last 9 years. I'm glad to know that the lease will have to be honored even with a new buyer. Thank you everyone.

actually a very good point... my lease that I use for my tenants states that if the property is sold, the lease becomes a month to month and becomes the new owner's decision whether or not to keep the tenants.

That would be very unusual. Never seen it in a lease. The standard lease here converts to month to month upon expiring if no other arrangement is made.

I would in general discourage a rental client from accepting such a lease. I would consider it the same as a clause giving the landlord the power to end the lease on 30 days notice.

Simply unsuitable for most renters.
