Our landlord has not given us any notice that they are renewing our lease for another year.
All we have is a little note on the web page were make the rent payment that:


the lease end-date is 06/30/20




I've heard that people over 60 get another extra month to move out, in NV. I have not been able to find where to check it.


Would that little note on the web page, which has been there the whole time, supersede any regulation about people over 60 getting an extra month?

After quick look, I think that's something you can petition the court for only when you have a month to month lease.

I believe that is true.

Also, you would move to a month-to-month lease without a new lease. I think they'd still need to give 60 days- look up laws and contact your LL.

You have to call your landlord, you're understanding that as your lease is ending on that date and that they want you out. Whereas it could just be as simple as your 1 year lease ending, and notifying you.

This is the sort of thing that is cleared up very quickly with a phone call to see if they want you out or if they're moving you to month to month.

Read your lease. Nearly every lease contains a clause that states the lease goes month to month after one year, unless either party notifies the other. Not sure about NV, but most states also have a law that enforces lease continuation if neither party terminates it.

The over 60 law pertains to a vacate notice. If a landlord wants tenants to vacate the property, he can do so by giving a 30 day notice in NV, assuming the lease has expired. If a tenant is over 60 years of age, that tenant can appeal the vacate notice to gain an extra 30 days.

Given the current state of the economy in NV, I would not sign another one year lease. In the financial crisis, rents cratered. Tenants in month to month leases took advantage of the situation and either negotiated a lower rent with their landlord, or moved to a cheaper, yet comparable, apartment. I did that when living in Burbank, CA in 2009. My landlord would not re-negotiate my lease to a lower rent, so I moved two blocks away and got at 25% rent reduction. It took him four months to re-lease the apartment, at a lower rent than what I had been paying.

I don’t think rents are going down in Vegas on a lease. Once the pandemic thing is over. Rents are cheap in Vegas as it is
