Improbable. Practically impossible to develop a significant tract today without an HOA.

You can do single homes without one but as soon as you need a number of dwellings it becomes impossible.

HAHA, no.

People that live in HOA communities #1 Aren't forced to live in an HOA community and can request a copy of the rules before buying into one #2 have the ability to attend meetings, vote, voice concerns etc. Most people (Me included) pay the fee and that's it.

You can easily tell the difference between an HOA community and one without an HOA. HOA's are popular just about everywhere now for good reason.

What about Fox Hill Park in Summerlin? Have you seen the playground equipment? What would happen if a kid fell and got seriously injured?

I've bicycled through any number of single family non-HOA neighborhoods within 3 miles of my house, and, in many cases, you would suspect they have an HOA, but not so! Neighborhood pride! We're talking about an area encompassing Russell Road to the south, Pecos to the west, the 95 freeway to the east and south to Sahara.

Another example is Hundtridge: Eastern to the east, Charleston to the north, Sahara to the south, LV Blvd to the west.

And let's not forget Paradise Palms, and a good part of Winchester!
