I am looking at buying condo in Vegas for a rental property. If anybody can give me some suggestions on where I should buy. I'm looking for an area that is relatively inexpensive but safe, close to entertainment (the strip) and easy to get to and from. If such an area exists could somebody out there let me know.

Well somebody here just the other day was picking up one of the little two BR units in Painted Desert for something around 120K. That is about 20 minutes to the strip non rush hour...half hour at the rush hour. This is quite a nice spot.

There are numerous condos in the corridor...between Sahara and Trop and west of Decatur. They get more expensive as you go out. Less than 15 minutes to the strip. Probably a little more than Painted Desert.

I would avoid the condo conversions though they can be had for less than 100K for a 2 BR. YOu will likely pay for it later though.

Have fun...

I'm looking at no more than 150k (thats pushing it). The property is going to be for short term rentals for vacationers form north of the border. 2 bed 2bath, 900 to 100 sqft would be ideal. I've been looking at realtor.com and have seen condos as low as 40k to 75k, what's up with those? Where I live you can't get a condo for less than 250k. If there is a certain zip area that would be ideal let me know. I have seen condos at a good price around the Lake Mead rd area (NE Vegas).

That area tends to be low socio-economic level and high in crime and general disturbance of the peace.

Try 89117 or 89147 89149 89131 89129 89128(not soaring gull) 89123 (good for strip)

Ummmm... Didn't the county just pass a new ordinance prohibiting short term rentals?

Yes I believe they did. No less than 30 days.

Try looking on RealityTrac.com wWe just bought a bank owned house and I still get "member updates" There are always Pre-foeclosure and bank owned homes and condos on there in the 89123 and south strip area ( i.e. south Las Vegas Blvd., Agate, E. Serene, etc) those are all newer units and close to everything and a great neighborhood. Close to I-15 and 215 freeway/beltway.
If you aren't sure about joining Reality trac, look at it this way. It costs about $40/ month, we had it for about 6 months, total of $240. the house we bought was a bank owned and we bought it for $165,000 under its value. I think it was money well spent. Hope this helps you.

Make sure the CC&R's will allow you to use it as a short-term rental.

YOu bought the house at its market value. Likely the neighbors will point that out to you as you are berated for destroying the neighborhood.

RealtyTrac makes little sense. Any Realtor has a much better view of the properties available and they work cheap. Note that non-foreclosure houses in foreclosures neighborhoods often have to come to the same price as the REPOs to unload.
