There's no specific zip code. If you aren't beholden to a certain area then go after whatever remaining bank owned properties are in the valley. Find a bunch that you like and make offers on all of them near or slightly below list price and hopefully one will go through.

Even the ratty areas of town will get renters, you'll just get tenants who have less money, but their money spends all the same.

Yes, but you just have to price that into your calculations. But the flip side is, you can get much cheaper properties that get only slightly cheaper rents.

Answer, some areas in 89081. A 200K house built in 2005-2006, will return about $1,450 to $1,500 per month if it is a 4 bedroom, about 170K will get you a smaller 1888 house 3/4 bedroom and about $1,350-$1,400 per month. HOA will be $45 per month, insurance at $500 per year, taxes about $1,400.
