In June I am leaving where I am now to LV.
I'm retired and living on SS and Veteran disablilty.
I am single and able to take care of myself as far as day to day needs.
I have been doing research and am interested in buying an older mobile home.
So far I have looking on CL, MH homes, Integrity ect.
I have seen some homes for sale for a low price. 5,000 or less.
I have 25 years experience in the buildings trade, so a bit of repair isn't out of the question.
I have over 2,500 a month in income and 10,000 cash. So not a lot of room to play with.

So, any help on finding a place or suggestions for do's and don't s would be appreciated.

$5,000 for a house? That simply is not realistic. Even the mid-five-figure houses I find when looking for investments don't pencil out because they're in areas that are simply too sketchy for me.

Based on your income and your reserves, I think it is likely you'll be renting in perpetuity -- or living in a trailer and renting the dirt it sits on. (In the summer, that's like living in an oven.) Either way, there will be monthly rent payments in your future.

How are you not managing to have more cash on hand then that, living in thailand with $2500 a month coming in? Even renting a great place at THB 20,000 a month leaves a heck of a lot left to spend

Sounds like you need to stay in thailand for a little longer, and build up larger reserves. Is there any particular reason you've chosen LV? Even 6 months more, in a cheaper place would give you a lot more clout when you came to moving back, probably not enough to not be renting, but probably enough to improve your options a little.

Frankly, unless things have gone horrifically wrong in thailand (thai wife chasing you out after stealing the bar/house etc, drug deal gone wrong, framed for murder etc), I'd be tempted to stay. You can live like a king there on that money, or have a pretty rough time in LV on it.

I've done the whole mobile-home purchase/flipping and to be honest it just isn't worth it unless the land has been fully paid off, In FL/IL etc. i've seen mobile homes go for as low as FREE yeah that's right, They literally give them away on CL. If you're sure you want to make that move i'd say you should consider purchasing the land first here in LV you can find very affordable land between 5-15k and then either find an mobile home or do a rent-to-own type of situation; it will be so much better imho.

However i'll have to agree with @hotjambalaya i actually was going to move to Thailand myself just was scared to move somewhere where i don't speak the native language, I just don't see why you'd want to move out of such an affordable & beautiful place to live and come here. -.-

There are places in Vegas for 55+ that are based on income, infact every major and some minor cities in the U.S. have them. You can find real nice apts for $7-800 a no. At $2500 income, no problem
