The HOA fees will go up for that one...as they'll have to give him/her benefits, too! The gate doesn't ask for medical and dental benefits!

Default Aliante Station

Will the building of the Aliante Station casino hurt home values around Aliante? I have my own hunch but I'm not an expert.

You might be damaged if close enough to be impacted by traffic, noise etc.

Otherwise it would likely be considered an advantage and advertised as such. It is common to see people call out in the MLS remarks that they are close to Red Rock Station.

I really don't know, just a guess but increased traffic. The casino would likely pull in traffic that normally wouldn't travel through Aliante.

I'm moving to Vegas soon and have been looking at Aliante. I'm just curious if the casino will affect home values.

I don't think it will have a bad effect. The citizens here in Aliante seem to want the casino..
What i find to be a problem, are the apts/condos they want to build directly across the street from the casino. Now that will be a royal pain with the traffic.
As it is now, we don't have tons of traffic in Aliante..yet anyway.

Home prices are down all over the US and here too. But remember, Aliante is a master planned community, it's different than just a regular neighborhood somewhere.

Also, Park Highlands is under construction to the north, west and east of us. They will have everything a city has, police station, fire station, library, several schools, shopping, plus a casino or two.

I, for one, can't wait for Aliante Station to open. We used to live by Red Rock Station in Summerlin and when we moved to Aliante we were very happy to hear that the Aliante Station was being built. It really comes in handy having a nice new casino/hotel close to home when having out of town guests. The Santa Fe is a far cry from the Red Rock and once you get used to the shiny new casino you become a little spoiled.

I, also, am more concerned about all the apartment complexes planned for the area. That tends to bring in a much more transient type of crowd. Hopefully the property managers will do background checks so that we won't be over run with sex offenders.

Yes, some homeowners associations are uniting and complaining about the high density areas. Especially, some three level complexes around Centennial and Valley which will be eligible for rent (and section 8)
IMO the mayor has sold us out in approving many areas in NLV for high density residential. In his mind he calls it most affordable are in the valley, but in my mind its builders making extra money and bringing down values.
