If you really want to reside near the Arts District, then go a bit further up near many of the lawyers offices around 3rd and 4th streets. Stay on the Northern side of Charleston Blvd near the condo towers in the area. There are still apt rentals in the area, even smaller single family homes. Definitely an improvement compared to the ones on offer near the Stratosphere tower.

Just found this old thread and would like to re-discuss. Is the area getting better or do you still think it is a bad neighbourhood to live in? Do you think it would be safe for kids to live in the art district apartements?

Don't know about it being a family oriented area but I had a coworker from Chicago who's been living in Downtown here for a couple years and both she and her husband wouldn't choose to live anywhere else in the city. They are both in their late 40s and even at that age really enjoy it.

Complete cesspool down there but if you are aware of your surroundings, preferably carry a gun and don't mind being in a nasty feeling environment, go for it. The units don't seem too bad and the prices are cheap. I considered living there.

You could look for a casita or guesthouse in a better area for the same amount of money ...that's what I did ...

After spending some time down there one thing I've noticed is that the vibe is starkly different from enjoying a monthly event like 'First Friday' to just going down there any night of the week. First Friday is festive and fun for the whole family, but being down there any ole' night of the week is little sketchy.

There is a lot of development going on in this area but it's not there yet. They do have a strategic plan in place for the next 15-30 years. I wouldn't recommend it for a family right now though. However, the downtown area near Fremont Street I definitely would recommend for a family. That's a few blocks North but they have way more development and a much safer feeling and sense of community. Plus more things to do for kids there too.

The Art District, Fremont Street aka Downtown Project, and the Medical District with Symphony Park are all coming together to revitalize the Urban Core and make is a safe place for families to live, work and play. This is currently in development but it's going to take some time. If you could get in and buy now and wait it out that would be beneficial in the long run. If you're doing it short term then not so much. For short term I'd recommend the well known outer regions of Las Vegas for families.

I thiink the area is now quite livable...but it is tough with kids. The local schools are simply not acceptable. You can make an arrangement that will work. In the medical district for instance the local Catholic school is quite workable.

So in my views adults only in the Arts district. In the medical kids if you use a private school.

There is a brand new apt building going up near the Arts District and a brand new theater just opened. Locals and local developers are trying to improve the image of the area so the best of luck to them.

Art District Apts is owned/run by a prime example of what happens when a person is unable to make decisions on any basis other than profitability. Any sense of "right" and "wrong" is out the window. These folks tout the "luxury" nature of their properties but a closer look reveals very slipshod construction and maintenance. There is NO enforcement of any security, privacy, noise-control, proper rubbish removal....This is GHETTO, top to bottom. Not to mention that your car insurance will increase dramatically in this ZIP code, and you will never get a decent nights sleep with the thin walls/ceiling in this charade of a building.

It is a 50+ year old converted motel with 39 small units.. It is cheap. And apparently full.

I'll be 50 in three years. What would you recommend in terms of housing for that demographic? Single with no children and no debt.
