I remain skeptical that there is significant difference between the big operators. Same subs...same building infrastructure. You may get a little better quality from Christopher...but I have seen some pretty sloppy stuff in Christoper homes too.

A large part of the complaints deals more with how well the customer service operation is run. You can find great geographic differences between some of these guys even though they are almost certainly building the same house in the two places. Every volume builder I know of has a b#tch site.

The higher end KB product is pretty good. Had an acquaintance selling the KB product in the Log Cabln area. His view was that the better product was pretty good stay away from the lower end.

The backing to a major street will cost at least 10% on resale. That is on top of the 15% you are down buying new. Economically buying new is a really bad decision. You pay way too much and then pour in more money to bring the house to a livable level. All that money is discounted 3 to 1 or so when you sell.

So make sure you really want a new house - It will cost you. For some it is worth it.

An alternative is you can still find houses available that are less than two or three years old.

I strongly disagree on 20 year old houses being superior. They ain't. Insulation alone has cut the utility cost of the newer houses to 1/3 of 20 years ago. Owning a 25 year old house I am an expert on the cost of that one.

I would also note that any time lvoc and Scoop agree you got to serious consider their position.

Glad to hear it. We previously rented a condo which backed to Green Valley Parkway (near the casino). Oh boy what a mistake. "Vegas Never Sleeps." It's true.

Vacant property dots the Vegas Valley. There are literally thousands of areas where one can build a custom home without major drawbacks.

If you are truly serious about moving and building here, come out and spend a week just driving around to see what's available.

Pay way too much do you mean the brand new house, but new house depreciates very slowly and land will appreciate according to the area no?

3 to 1 do you mean the furniture, appliances, landscaping etc? I have been looking at new and used houses, many used houses they come with appliances, etc some even furniture cause they are moving out state! for resales if you can find houses that include all of those it's a good bargain.



anyone know about DR Horton's horizon's edge? it's east of gibson on horizon ridge, 184 errogie street. It's right at the intersection of 215 and 515. How's that area? schools, shopping, crime? I was around the area and saw the sign and went to take a look, kind of expensive but some houses got good views!

The elementary schools over there (Twitchell and Vandenburg) are on the block for being rezoned or made into year round schools. Don't get caught up in the "I spent top dollar to be zoned for a good school" meme, because that is NEVER a certainty in this town. You'll be sorely sorry when CCSD upends your plans.
