The only real problem might be when you go to sell the house. Sometimes the question will come up.

Anything on the exterior like that, I would get a building permit.

The city/county has detailed aerial pictures they can use to see you've added a cover.

I have no idea if they do things like that, but I've heard rumors that they have/do.

Better safe than sorry. I imagine it's not an expensive nor complicated process just for that. With the slump in sales, appraisers and underwriters are paying a lot more attention to unpermitted additions and Gov't backed loans such as VA or FHA will not approve a loan if there is any unpermitted areas in the home.

We have a lot of unpermitted additions and modifications in Hawaii, and it is a problem now when minor things like your patio cover, were not in the past.

Get the permit.

I'm not sure how hard-core they are around here (probably not too bad), but it's very possible it comes back to bite you at resale time.

I did some updates to my (multi-level) porch in Chicago (4 flat). What started as a small project mushroomed into $19K - thank goodness we got the proper permit, as the city inspector was explicit that everything would've been torn down & redone without it. He also mentioned it wouldn't pass code inspection (without the proper permit) whenever the building was next sold (I'm looking to list it possibly this year.)

You might slip by without the permit, but then again the $50-$100 (guess) you save may cost you thousand$ in headache down the road. Not worth it IMHO.

doesn't hurt to ask your building dept - i know ours here told me at one point that if the patio structure is free standing, no permit needed. if was going to be attached to the house in any way, a permit was needed.

since i'm in a different county, check with your local building dept. they can tell you for sure.
