We looked at Boca a few times. It was on the top of our list. They also have a concierge, guard gated, pool, spa, fitness room, just tons of amenities really, you can look them up on the website.

These condos used to all be privately owned I do believe but now a large number are rented out more apartment style. There are still privately owned units there. The complex itself is nice, it has more of a resort/hotel style feel. The units are connected by interior hallways for each floor.

All the staff we talked to were really nice and helpful. The units we viewed were all really nice.

So because this complex has privately owned units, it is possible to rent a unit this way. I have no idea about the company that does the apartment type rents and them raising rents but if you're really concerned about it this may be another option, we decided not to move into this complex though so I'm not sure if there is any truth to it.

You can get in touch with a Realtor if you're interested. Alternately you can call Boca Raton's concierge and ask her if she has any units up for rent. She is really nice and will let you know if there are any. I believe her name is Stacey.

You cold also look at the Manhattan Condos. They are all privately owned, tons of amenities, lots of green grass on the property, you'll have to contact a Realtor to see them. The insides will be all kinds of different things as far as paint and appliance upgrades since they are all private owned it's up to the owners it seems.

I would stay away from Park Ave personally, which is right next door to Manhattan. I know a lot of people recommend this one, but we looked at several units in the complex and none of them were very nice. The complex is a bit more run down than the other two, and it's honestly not that much cheaper. In fact the Realtor that took us to view them, since they are also privately owned, said he wouldn't ever recommend the complex to a client again. Both of those two are just right across the street from Boca Raton.

We decided to move into SouthBlvd (It's just about a mile or two past Boca Raton, on the other side of South Point), which is actually an apartment complex. However, it's brand new, never lived in units. They just finished construction in March. They have nearly just as many amenities as the others, and are adding more currently as well as trying to get approval for even more. The staff is super nice one of the things that sold us on moving in here, when we were in the office there were lots of residents in and out, they always asked everyone how everything was, everyone said they were happy they moved in. We have only been here a 2 weeks but we love it.

There are a few minor things I don't like, but I think you'll find that anywhere. Nothing that makes me regret moving here.

There is an outlet mall really close, a local casino (South point), some strip malls (I honestly haven't paid too much attention to if there is anything worth while in any of them lol), and you can be to the strip in I want to say 10-15 mins, I'm not usually paying attention tbh it's quick though. I'm still looking for a grocery store I enjoy, but there are lots around to choose from. Easy freeway access. Not sure on the commute to other parts of the valley though. I think it did take my other half a good chunk of time to get to the North Vegas Post Office.

I don't think you could go wrong with any of the three really, and it is a really nice area imo.
