True, but I'm optimistic :-)

I actually prefer the PM. That along with the home warranty I should be pretty hands off.

The rental yields are so high on recent purchases they can offer very attractive rents and get tenants. The real group to worry about are apartment owners and marginally offered rentals by the accidental landlords. What seems to be going on by many reports is the population is growing faster than the demographers think. Everyone who is sensitive to it was saying seems like a lot of new residents are showing up in local businesses. With as bad as the vacancy problem was 2 years ago I wouldnt doubt its hard to accurately count population growth.

I have read a few reports also but have seen little real data to substantiate the claims. One group even went so far as to use mattress sales as a barometer for population growth... hardly scientific.

I will be relocating to Las Vegas this summer end of July and have been looking for something to rent in the Summerlin area. I to have been a landlord as well as a lessee I understand about tenants destroying your home. However, since I have been on both sides of the coin, I can relate which is why when I leave a place it is ready for new tenants to move in. I am looking for something to rent for about 600-650 per month and willing to pay 3 to 6 months in advance until I figure out the area then looking to buy. If it hasnt been rented if you can send me photos be great I may be interested if your willing to negotiate on monthly rent. Just a thought if not rented you can let me know...thanks

Summerlin is to expensive. Starts at $800 for anything.

Try 89128 and 89129 if you want to be in the general area.

You need to be looking at a small apartment, and not in Summerlin for that price.

Conversation about nuts and bolts issues related to evicting bad tenants, tenant selection to avoid those issues, security deposits, etc. was moved to another thread, https://www.city-data.com/forum/las-v...l#post26433638 where someone looking for that information will be more likely to find it-- It's a topic that does get questions fairly frequently!
