Is it a short sale? Does it have pending offers? Are tenants living in it? Is it trashed inside?

There are several other houses around there for sale around the same price. If you like the neighborhood, go check them out. Maybe you will find a good FSBO? I wouldn't call any listing agents wihout your own realtor. They will double their personal take and aren't your agent in that situation.

Built in 1971 probably means FIX-UP unless owners kept up with maintenance. Shingle roof would have to be replaced if wasn't already.
All electric, so heating will be high.
Did sell for 271K in 06.
Been for sale since September, why?
Very cheap though

I grew up near that area. It's really gone down hill. I think things are so relative, but that area has a large amount of foot traffic. Largely hispanic population. Not the worst crime in the valley. Strange part of town. There are some really nice houses in that area as well, though like I said, it's seen better days. Vecinidad in decline.

On the East side, $72K gets you a nicer house, with a pool.
