I may be completely wrong on this -- but if you don't live there (you keep your residence for tax purposes elsewhere), and as you say you visit every now and then, and as you have no children under 18, you could very well get away with it without a problem.

You can but you can't use the facilities. You have to file a form with Sun City with ID showing who is the 55 year old. If not no membership cards.
