This is just a thought of mine...and correct me if you think differently, and why you might.

But, as much as I like cities, it always seems that there is a possibility that the city itself can always go to hell. So what might be good and very good now in the city of Las Vegas, could change in the future. (Also, take in mind that my home state is Michigan with Detroit - i.e. many midwest cities, the suburbs around them always seem to remain healthy, with city services within the city limits tend to get bogged down and it becomes very unhealthy).

Nontheless, I've sometimes thought that being that much of Las Vegas city and much of Henderson looks very similar to each other. In fact, you can hardly tell them apart really. But, since Henderson has it's own services and police and under it's own jurisdiction, it might have longer longevity.

Does it therefore seem 'safer' in the long-run, that Henderson as a whole will ultimately fare better than Las Vegas as a whole, if cities with major city jurisdiction, as they are possible to do, seem to go also go down much further much quicker than their suburban neighbors?

What d'you think?

I think cities/areas go through cycles. Nice, fade, burn, rebuild...and nice again [fade, burn, rebuild...]. The cycles usually are measured in decades and generally reflect the generations/cultures that inhabit them.

My dad grew up in Brooklyn, NY in the 30's. It was nice then. By the 70's, it was a real dump...and unsafe. Today, it is the hip and chic place for young urban adults to live.

Does not work like that in Las Vegas.

Basically the valley is a single entity. Only Boulder City and Mesquite are any different. Otherwise it is simply how we have chosen to organize the neighborhoods.

Further the single biggest portion of the population is in no city. They live in the unicorporated part of Clark County. So Henderson, Las Vegas and North Las Vegas are all significantly smaller than those residing in unincorporated Clark County. And note that the strip...the economic engine of the entire valley...also lies in unincorporated Clark County.

Practically all three cities have only limited growth capablity. They are all cut off by BLM or Clark County. The County has no intention of letting Henderson grow past the 15 corridor. It can go somewhat further South but runs into the Mountains or the 15 corridor.

For all practical purposes the valley is a single entity. They rise and fall together. And in fact the Las Vegas City and Clark County as a joint effort...ie Metro...simply overpower Henderson but a factor of greater than 3.

The sensible thing would be to metro it all. But that would be running contrary to the present trends.

Is there a process for land being transferred from BLM to the city/state/county/public at large? Does it have to be purchased? Is it likely that the LV Valley will be able to take ownership of land that is currently controlled by BLM?

There is land that the BLM will allow to be taken out of BLM custody. Mostly by auction. There are also ways that cities can acquire land including specific acts of Congress. There are also very hard boundaries that are not yielded.

Basically though Henderson or Las Vegas has to annex land with the acquiesence of Clark County. Or have a big fight in the state legislature. Over recent years the tendency has been to make deals rather than fight it out.

I get what you are asking TigerBeer, but TBH I do not know the answer. What I will say is that areas with good schools, and those that avoid crime, stay nicest for the longest periods of time.

But yeah, ample examples throughout the valley of neighborhoods that went to garbage within 10 years of being built. Lots of craptacular neighborhoods in Las Vegas Metro that were built in the 80's and even 90's.

The thing I'd really avoid is SFR areas where there are already a section 8 rental or two.

How does one find out if there are Section-8 rentals in a given area?

Look for homes with cars parked in the front yard. If the residence has no front yard, look for windows with missing screens.
