The list prices are somewhat misleading. Solana del Mar however has gotten as low as $72K. The Villas had one sale at about 89K but all the others cluster just above $100K. The Indian Condos go down into the 80s. Both the townhouses and regular SFRs in there start around $110K.

The Indian condos are very convenient to the Casino right across the freeway...the others are very convenient to the massive shopping center across Ann. Lots of good stuff in there including a big Walmart/Sams. And the Cracked Egg - best breakfast in town...is right outside Solana del Mar.
$100-110K would be pushing out of my comfort zone especially after adding HOA fees of any significant dollar amount.

Sounds like Solana del Mar and Indian Condos are ones I should check out more. Solana del Mar sounds like the best match for what I'm looking for since they are the lowest priced, newest and are single level in the living space (lower utilities). It's also on the VA approved condo list and you say a Walmart shopping center and restaurants are in easy walking distance. Hopefully there is adequate plumbing access and storage space available in these condos to make installation of a water softening system easy or even possible.

Is the stairway taking you up from the garage to the Solana del Mar condo living space indoors direct access from the garage, or do you have to use an exterior stair case?

It can't. Paiute Reservation is in the way. Lee Canyon is it in that direction. Stil 20 years worth of land in there though.

We had family that would come in town once every five years or so from the late 80s through the 2000s and each time the city and roads were unrecognizable to them. We are moving next year, I'll be coming in once a year for family and can bet this place will change each time. It's morphed so much over the last 30-40 years it's amazing.

I thought that Coyote Springs was going to blow up, and then development from there, all the way back through Vegas would ensue........I guess things are really on hold now.
My family has been here close to 25 years and I definitely have seen the massive growth that happened the past 2 decades. I remember going to the desert up on Cheyenne Ave flying a stunt kite. No homes, no 215 beltway just desert.

I have not been in one recently but I think I know that design. The homes have the living area on the ground level behind the garages with the bedrooms upstairs...though perhaps the single BR is all up I am not sure. However all stairs are internal. The Indian Condos are likely single living story...but not Solana del Mar.

I would expect all to have a water softener loop. Certainly in Solana del Mar.

There are some single stories in the Indian condos though they may be more money. I checked and did not see any at the moment.

Which one of these condo developments are on Crimson Crest Place? I see a single story listed in Painted Desert at $79,000 MLS 1083358.

Actually in Solana...and looks pretty nice. I told you I did not know how they did the single? Well it is one of the corners of the building and likely has its garage under one of the other units. I like that far better than the normal single in those kind of condos.

That one is a short by the way. There is another at 78K which may be in a better location that is bank owned.

So short sale probably means the $79K price is just a low ball teaser list I suppose?
I just noticed you said there is a single bedroom floor plan there also (but just none are on the market at the moment). Maybe a single bedroom unit is where I would be able to get one in great condition in the $70's range. Single bedroom with direct entry garage could be a nice floor plan especially if it is the floor plan with living room, kitchen and bedrooms all on the same level.

I would think it a bit low ball. Maybe 5K or so. Depends on how nice a unit.

The single in the Indian Condos are 1022 SF. I can only find one mentioned in the past year though there clearly are a number of them. Price looks good too so watch for a 1022 SF in Palinted Desert Lot 5.

Whatever happened to that development on Interstate 93? I know it is on hold, have they gotten water rights or have found water source to develop the area? Heading to the Great Basin you pass by this area. Nice really.
