Are there any neighborhoods in Johnson County that are NOT in a homeowners association? We may be relocating due to a job and it seems that everything we look at has an HOA.

Look in the older neighborhoods in NE Johnson County. Outside of the 435 loop all bets are off. I definitely don't have much use for the overtly intrusive HOAs in new areas of JOCO. Some of the worst are in south Overland Park.

We would like to be convenient to 89th/I-35--but will certainly go further if we need to in order to live without an HOA. We've had our fill of HOAs in other cities. So where are the older neighborhoods?

The older neighborhoods are all north of 103 street and east of Lenexa. One neighborhood you might like is the one around 91st and Outlook, just west of Nall. That is a nice area with tons of large trees.

The houses in that area show HOAs on the listings, too.

Have you considered looking at other areas of the metro outside of JOCO? Where is the job located in the metro?

Not all HOAs are intrusive or even very active. Years ago I lived in Westbrooke, a 1950's subdivision around 89th and Switzer with what are now about $140-160,000-ish houses. We had an HOA, the dues were something like $10 a year and all that went to was the annual luminaria display at Christmas.

That is true.
The ones in south Overland Park often dictate that cars can't be parked on the street, the color of your house, the height of your grass, the type of tree you can't plant etc. They control all aspects of your life.

I had the exact same concern when I moved here so I asked a lot of questions about how invasive the HOA was.

Some of them have an HOA but they are VERY soft HOA's like the one I live in.

Pretty much you'd have to do something *egregious* to get their attention and otherwise they leave you alone. I pretty much don't notice that I even have one.

My neighborhood is REALLY close to that. Homes typically 250k or so and the HOA is extremely laid back.
