The area is Pearce St and West 14 in Jacksonville. I know nothing about the area but this place is a forclousure... Thanks

Not a great area. I worked on a house just north of there about 2 months ago, and it was one of those neighborhoods where I made sure I got there after daylight and left before dusk.

Any numbered streets above 14 on the east and west sides of 95 are not going to be in a good area. Matter of fact, 32208 and 32209 are generally not good areas because although they are spotty (have pretty blocks with nice homes), they're surrounded by very rough neighborhoods. The area you're talking about IS NOT good by any means. You're considered to be in the heart of North/NW Jacksonville.

Out-of-town landlords or investors are a bad idea for this area - both from the perspective of the neighborhood and the investor.

It's a high crime, low income area. Successful investors would need to be very actively involved to screen out bad tenants and insure proper management of the property. Out-of-towners in a neighborhood like that is a recipe for a future crack-house that will just bring property values down further - including your own.

Yea, that was a dead giveaway right there. If a home in North Jacksonville is under $100K, it's almost always in a bad area (you'll get homes that sell for $100K that are in marginal areas). You may try considering 32218 which is the zip code I reside. This zip code contains upper-middle to upper-class neighborhoods, the Airport area and depending on where in 32218 you'll be staying (if you move to this zip), you'll be in close proximity to River City Marketplace, the Southside's equivalent to SJTC.

I've been approached by a lot of out-of-towners about investment properties in that lower price point and in those 2 zip codes. I don't manage properties in that area, though, so I send them to others.

Are there some good neighborhoods or zip codes in the Jacksonville area within 10 - 15 miles of hospitals, medical care, stores, restaurants, etc? I'm looking for something safe, upper middle class, but still accessible to things, and not in a flood zone.

You might try looking on the southside, 32258 area code is fairly close to everything and still fairly nice. I've got a sister that lives there, property tends to run between 200k-300k, not sure if that's the range you're looking in.

Coming down in price a bit would be the Arlington area, prices between 100k-200k. Parts of it are still really nice. 32211 is the zip I live in, which is considered Arlington. 32216 is a bit farther south, still about the same price range, still close to everything.

Fair warning, close is a relative term in Jacksonville. Public Transit is next to non-existent, so a car is pretty much a necessity if you want to get around.
