My husband, a Jacksonville native, and I are thinking of a move from Orange County, CA to the Jax/Northern FL area. Is anyone familiar with any of the historic districts in Jax? Or would it make more sense to live in Northern Jax (my mother-in-law says it's growing by leaps and bounds) where you can get large homes and some acreage?

Hi Vicotorian,

We have historic districts here, you can look into Avondale, Riverside and Springfield.

Avondale and Riverside are on the "Westside" and located just west of downtown. There is a strong preservation group called the "Riverside-Avondale Preservation" (RAP): riverside-avondale.com

Springfield is located on the "Northside", just north of downtown. For Springfield there is a group called SPAR: sparcouncil.org

There are some other old neighborhoods that are not historic districts, but have some historic structures and are very nice such as San Marco. San Marco is south of downtown, on the "Southside". They have a strong preservation group as well: sanmarcopreservationsociety.com

Some of these neighborhoods are currently more livable that others. San Marco and Avondale are solid (and expensive), Riverside is pretty safe, but there can be issues, Springfield is the one in most need of gentrification and it is happening, but it still has a long road ahead.

North of all of this, on the Northside, yes, there is a lot of residential development being built - lots of new neighborhoods popping up, and maybe some of them are being built with acreage. The ones I've looked at looked really no different that anything being built anywhere else in Jacksonville (small lots). If your husband is from Jax, then I'm sure would know whether or not the Northside would be for you...not much has changed outside of the new neighborhoods and schools that have been built.

Your budget will probably play a big role as some of the older established neighborhoods can be pricey. It's also a big big difference between living in a first ring neighborhood (more urban) and the Northside (more rural).

I've actually seen this home on OldHouses.com. I love it, but it's a little small for us and apparently doesn't have much storage space. But all in all, it's a beauty.

Victorian4Us: Any advice for someone relocating from the beaches of Jax to Orange County? I have four small children and am apprehensive about the cross-country move. My husband's working in Irvine and we were thinking about looking for homes in Laguna Niguel.

Sorry I've not been on the forum for a while to answer your question.

You will find Laguna Niguel to be a wonderful and safe area. It's not an inexpensive area, but schools are great, there's lots of shopping and parks. I also love San Juan Capistrano and Dana Point where you can still find homes with some character. Everytime I think of leaving Orange County, we have a day of the most incredible weather, like today. Mild breezes off the ocean, lots of white clouds and blue sky. Fabulous!

You might also consider Irvine itself, where I've lived for years. Again, not inexpensive, but schools considered some of the best in the country. Irvine recently won the title of Safest City in CA (with population under 100,000). Irvine has changed and grown and expanded over the past 25 years, but the roads have kept up and traffic within the city itself is not too bad.

Thanks so much for the reply. My husband's already moved out there and I'll be joining him at the end of the month. We've decided on Laguna Niguel. I liked the topography there a little better than Irvine. Irvine appears to be a nice city and I'm beginning to get excited (versus apprehensive). We didn't get a chance to check out San Juan Capistrano but I liked Dana Point. There wasn't much in our price range there (for FL-we have a high price range but it's just mediocre there and I still have to fit four kids in the house! We've decided to lease a house and just look around for a year and see what suits us the best. Good Luck with your decision. Jacksonville is a beautiful city and I can say for sure, it's warmer here than in OC!
