Hi there,

I'm looking at a transfer from the Atlanta area to Yulee area and have read many posts saying that the insurance rates are really high in FL. Could someone please get more detailed as the pay will be the same but I'm lost without a good idea of some of the monthly bills. Ex: I have a $300K house 30 miles outside of ATL and pay $900 a year in insurance. I'm almost settled on living in Yulee but work be in Hilliard. Fernandina Beach would be an option too. Yulee just compares to the town in which I live.

We moved from New England to Georgia and our auto insurance came down......moved to Florida and it seemed to creep up about 15 percent.

Big thing about homeowners insurance is proximity to the coast.........wind and flood insurance are necessary evils which you need. They have just recently redone the flood maps so it is important to know whether you are in an AE (flood) or X non flood. Expect an increase in your homeowners insurance.........on Amelia Island your most likely looking at a minimum $1500 a year for homeowners and flood if your anywhere close to the beach. Fernandina Beach zip code goes all the way off island to North Hampton.

We are building in Yulee and will be paying about $850-900 for homeowners and about $120 for flood... I can send you a pm with a good local person that can help you get a better idea of costs if you'd like.

I think you're quite a bit low for Yulee....homeowners will be at least $1200-1500 and flood is a minimum of $350. We've had flood for 7 years and it has never been lower than the $300 range for a preferred zone policy...Both of those numbers on a house that probably has a resale value of $300,000 or so these days (which is lower than what the insurance companies quote as a rebuild value)

Well that's how much it's costing us so not sure how it's "quite a bit low". Flood depends on where exactly you are doesn't it? Also our flood is through USAA which has pretty low rates. Those prices are for a home that's about $250k with a rebuild of $300k

I would have to agree also that your rate was on the low side...........but USAA has some really great rates for it's members. The flood maps have been recently changes so double check before closing. We were charged with an incorrect flood rate at closing and had to seek a refund. We are not in a flood zone and pay $390.00 for the same value as yours. Here is an older link with past prices.

According to the rate chart that JBTwinz listed a link for, $120 in flood coverage only gets you $20,000 in coverage...$414 wouldn't fully cover you with a rebuild cost of $300,000. The flood rates are based on Flood zone. Those rates quoted are for preferred zones. They're WAY more in zones that are more likely to flood. A couple years ago I received a notice from FEMA that I had to prove that I was still in a preferred zone or they'd raise our rate. I sent them a new flood map I found on the Internet but that apparently wasn't good enough. They raised the rate from about $340 to over $1000. The insurance agent that services that policy was no help at all, but I got a certification of the flood zone from another agent that has other policies of ours & sent it to the State Farm agent that services the flood policy. FEMA then returned the rate to the original $340 amount.

I believe that this year I had to pay $15 to the State Farm agent to certify the flood zone before FEMA would give us the preferred rate.

I just looked it up, and our 2013 homeowners insurance in Yulee (address says Fernandina, but it's not -- we're West of the Intercoastal and surrounded by Yulee) was $1355. That's for a $350,000 rebuild cost (3200 sq ft). That is with AAA Insurance. I moved most of our business from State Farm when they jacked up the Homeowners rates in Florida several years ago. It was raised to over $1500/yr so I moved most of our business over to AAA. State Farm at that time raised the combo of Homeowners/Auto/Umbrella Policy to over $3000 a year so I moved that business over to AAA.

I would LOVE to get a $900 Homeowners policy in Yulee that is replacement value coverage like we have now! What company is offering you an $850-900 cost?

As far as auto insurance, we paid $1185 in 2013 for 2 cars (2010 Accord and 2006 Accord) with 500,000 liability and $500/250 deductible.

Those are 2011 rates.....our flood has gone from $340 to $390 and we pray that the FEMA map has not changed ours but it seem that we are set

We have had Allstate for years....although the cars are getting older the rates have been rising.

We love this area and the only negative in the years to come might be that our homeowners insurance might become a breaking point for us
