That's true. There are so few houses under $200k in good areas that they are selling pretty quickly while the houses in the $300k range and up are just sitting there.

Good advice everyone. It sounds like- waiting for at least a year is the best bet. When I do want to buy- the historic areas sound appealing. I was thinking, St. Nicholas or San Marco neighborhoods. My experience is that sometimes historic areas have a mix of people from different economic groups- which includes crime. Is that true of these neighborhoods?

With St. Nicolas, yes, there are some issues there. With San Marco it is not really a problem except for a few small pocket areas. Further down along the river in Miramar, Lakewood and San Jose it gets even better (less crime issues to worry about).

I've lived in the area and loved it .
