We are about to start looking at moving into The Woodlands. We do not anticipate moving until after the first of the year but want to start our planning and research.

What info can you give me on the different Villages/Neighborhoods. We'd like to be zoned to Woodlands schools (not Conroe). I prefer not to be in a completely planned neighborhood where all the houses match so an older area is fine. My one picky request is that I prefer that all 4 sides of the house are the same - no back wood on a 3 side brick. Large lots are a big plus.

What are good websites and resources to use for tax rates and home sales history? I've goggled and found some but recommend any you find helpful and accurate.

My husband works near IAH and I have a home office. We are looking at a budget of $250K-$300K.

I don't think I ever saw saw a house without siding or stucco on the back, unless it was in the 900k+ range. As to not looking all the same...I think you will have a problem with that as well.

Cochrans Crossing I think is the best Village and more "charm." The little neighborhoods near the dog park and Galatis (sp?) Elem. are darling.

I agree with EA, Cochran's Crossing is great! I also love Indian Springs. Pretty rolling terrain and...well, just that "feel" that got The Woodlands on the map to begin with. Gorgeous!

Ask your realtor about resale Life Forms homes. There are some amazing ones in those villages that are just fabulous and they are highly sought-after (esp those that stayed original with interior and not re-muddled) for their architecture.

The agent is Michael Seder. I believe he and another agent actually worked in sales for LifeForms during their heyday. I think his office actually still has some floorplan renderings.

For that price range you won't be able to find a large lot in the Woodlands. It's just more expensive there.

I am so glad to hear about areas near a dog park! Are any walking distance? What is the area called?

Really? I live inside 610 now and have a large lot in that price range. Depends what large is to you I guess...we just want room for a big dog, patio and grill.

You should be able to find something in Cochran's Crossing which is where we used to live. Our house there was 2700+ sf, all brick, 4bdrm, 3full baths, both formals and 10k sf lot. Most of the houses in that area of that size seemed to be priced around the high 200's into the high 300's. Our lot definitely had room for a pool, a substantial side yard that could have also been used as a dog run & already had a pretty large covered patio. Our neighbors on either side of us also had large lots with pools.

Cochran's Crossing zip is 77381.

Alden Bridge (older areas) have some cute custom homes. I also second Cochrans Crossing and Indian Springs. 77382 has great schools.

Homes are hard to come by in that price range. My neighborhood would qualify. I actually live on a pond in Indian Springs and am a happy camper but don't tell anyone about our home prices.But I guess everyone knows now. My neighbor moved here from another village in The Woodlands! I love it! I bought here after looking all over Houston for one full year. email me if you want to talk. I know a heck of a lot about this place.
