Builder (s) , quality of homes, if the neighborhood would attract a good, stable quality of tenant, expected rent per home sq ft.
I do see that the little guys would go to Geisinger Elementary, which is in Graystone Hills, where our other home is, and that is a good thing, both for the family, since it is considered a quality school, and for us as well, so that when we move there in 12/24 months, the home would be close to us to be
easier to manage.
Also, is there a community pool close by for the residents? How about shopping, Krogers, etc?
Thanks

It's really all built out so there's no new building going on in there (only a few streets to the area), but there are some re-sales... As far as amenities, there are none, but the HOA fees are low so this helps because it will cash flow better, also there's plenty of shopping close by so no worries there. The one thing I would be concerned about is it's in the Conroe ISD, (the very West end of it) most people willing to live that far West of 45 are going to want to be in Montgomery ISD. I know teachers who work for Conroe ISD who live in Montgomery ISD so thier kids can go to school there, this says more to me than the "reports" that are printed and published though they help too.
