We're looking for info about a place to live in which we would have a reasonable commute to The Woodlands (for work-hours).

Is there any guidance that someone could offer? Regarding:

1) We don't mind a commute of 1/2 hour or 45 minutes

2) We would like to look at houses in about the $200,000 range - It is OK in a more rural or isolated area. We do not need a large house, but with at least 3 bedrooms.

3) Are there many flooding problems. Are there areas that are particularly vulnerable? Are there hill areas that would be safer from this problem?

4) Are there houses such as 2 family (mother daughter types)? As someone may want to relocate with us, but want their own space.

5) Are there high crime areas to avoid? Mostly we're concerned about property crimes.

6) We have no children, so schools are not an issue at all. We prefer low taxes (R/E taxes).

1) Just live on the north side and you will be fine
2)You will have many options in this price range
3)North of the city does not have as many flooding issues, but ask a realtor or post on here about a specific area if you are curious. Unless you are right along the creeks, flooding will not be much of a concern.
4)duplexes and upstairs/downstairs units are less common here than other parts of the country. You'd probably have to go with two separate places. In your price range you probably won't find a separate fully functional guest apartment, but you might find a guest room above a detached garage, though you'd still have to share the kitchen.
5)Ask a realtor about the areas. There are many good areas to live up there, that are low in crime.
6)Low is a relative term here. If you live north of the woodlands in magnolia or montgomery you might be able to find 2.5% property tax. Maybe something close to that south of the woodlands in spring. But don't be surprised if you end up paying 3% in property tax.

There are several fine pockets in and around the 249/1488 to I-45/242... areas that would fall in your price range and keep you fairly close to the Woodlands. Will you be working in the front part of the Woodlands (I-45) or back end (249)? Happy house hunting....Sunny

The Woodlands has flooding problems in the Timberlakes/Timber Ridge area as well as in some pockets of Cochran's Crossing.

Conroe has flooding issues in parts of River Plantation.

Magnolia and Montgomery are both worth a look and can give you the commute you want.

Both The Woodlands and Montgomery have homes with "mother-in-law" cottages in the backyard. I saw one in Montgomery shortly after I bought my house.

Your question is pretty wide open. I am thinking you want to commute to Town Center. There are many subdivisions in the area. The entire Spring area is fairly safe, some pockets of issues, but on the whole will be just fine for most people. Out Rayford Road is a good choice for many people but the type of housing will not likely fit your need. There are duplexes in some communities even in The Woodlands.
